The space
Noll View combines clean, modern design with easy indoor–outdoor living. The main level brings together the living room, dining area, and kitchen in an open-plan layout that’s bright, welcoming, and framed by large bi-fold doors opening onto the deck. The connection to the outdoors makes the whole home feel open and airy, and the deck is a perfect place for simple meals, morning coffee, or unwinding in the late afternoon sun.
The kitchen is equipped with modern stainless appliances and everything you need for relaxed, everyday cooking. A separate laundry and powder room sit nearby on the same level. Two queen bedrooms are positioned on this floor, along with a full bathroom finished in soft, neutral tones.
Upstairs, the master suite feels private and peaceful, with its own ensuite, a second lounge area, and a small deck that captures the coastal outlook. The upstairs living area is a quiet retreat for reading or spending time between swims and village visits. The home has been furnished with a mix of designer pieces and character touches, giving it a warm, easy atmosphere throughout.

Noll View is an easy walk to Oneroa Village, the island’s main hub for cafés, boutiques, galleries, and the beach. The village is relaxed and walkable, making it easy to start the day with coffee, browse local shops, or enjoy a casual lunch without needing a car.
Popular spots nearby include Akito for plant-forward breakfasts, Wai Kitchen overlooking Oneroa Bay, Solar Eating House for relaxed daytime dining, and The Local right by the beach. The Oyster Inn and Fenice are also close by and well known for casual evening meals. Oneroa Beach and Little Oneroa Beach are both nearby, offering sheltered swimming, gentle walks, and easy access to the water.
For vineyard dining, Mudbrick and Cable Bay are a short drive away and are well known for long lunches, tastings, and elevated views back toward the city.
Getting Around:
The closest bus stops are in Oneroa Village, within walking distance of the property. Regular bus services run from Oneroa through to major wineries, including Mudbrick and Cable Bay, before continuing across the island and on to the passenger ferry terminal. Taxis, e-bikes, scooters, and rental cars are available across Waiheke, and the property has easy on-site parking.
