This three-bedroom residence in Berlin, MD accommodates up to eight guests with a layout designed for privacy, flow, and comfort.

The upper level includes three bedrooms. The primary suite features a king bed and a private attached bathroom with bathtub and shower. Two additional bedrooms each offer a queen bed and share a full hallway bathroom. A main-level den includes a full Murphy bed, providing flexible accommodations, along with an additional half bathroom.

The kitchen is equipped with a refrigerator, electric stove and oven, microwave, dishwasher, freezer, ice maker, baking sheet, coffee maker, hot water kettle, cooking essentials, dishes, utensils, island, and dining table.

Additional amenities include WiFi, a dedicated workspace with desk and office area, in-home laundry (washer and dryer), heating and air conditioning, and four smart TVs—three in upstairs bedrooms and one in the living room.

Guests also have access to community amenities, including indoor and outdoor swimming pools and a fitness center (subject to community rules and seasonal availability).

Fresh linens and towels are provided.

Parking is available for up to two vehicles. Safety features include smoke alarms, a fire extinguisher, and a first aid kit.

Community Rules & Parking:

- Minimum Rental Age: Primary renter must be 25 years of age or older at the time of booking.

- No Smoking / No Pets: This is a strictly smoke-free and pet-free residence to help maintain a clean environment for all guests.

- Amenity Access (Application + Fee): Use of the community indoor/outdoor pools, fitness center, and tennis courts requires an advance rental application and a $125 fee per reservation. The HOA does not accept same-day applications; both the paperwork and payment must be submitted and processed at least 1 week before arrival.

- Parking (2 Vehicles Max): Private two-car attached garage and a dedicated driveway. The HOA prohibits on-street parking to maintain community aesthetics and emergency access.

- Conduct / Quiet Hours: Guests are expected to follow all community guidelines, including strictly enforced quiet hours.
