This top-floor, 2-bedroom, 2-bathroom condo comfortably sleeps up to 8 guests and offers vaulted ceilings, mountain views, and modern amenities. With access to a shared heated pool, hot tubs, and a private steam shower, this home is perfect for families and friends seeking both relaxation and adventure in the heart of Breckenridge.

Proximity: This condo is ideally situated just 800 feet from the base of the 4 O'Clock Ski Run on South Park Avenue, a quick 0.2-mile stroll to Main Street, and only 0.3 miles (~10-min walk) to the Snowflake Chairlift. With its central location, you'll be steps from the very best that Breckenridge has to offer.

Living Room: The spacious living area features vaulted ceilings, a floor-to-ceiling stone fireplace, and an oversized sofa with a cozy armchair. After a day on the mountain, gather for a movie night on the flat-screen TV or relax by the roaring fire.

Kitchen: The fully equipped kitchen includes a refrigerator, oven, electric stovetop, microwave, dishwasher, blender, crockpot, and pantry. The island doubles as a 4-person breakfast bar, perfect for casual meals.

Dining Room: Adjacent to the kitchen, the dining area features a formal 6-person dining table and east-facing windows with views of Mt Baldy.

• Second Bedroom: Two Queen beds plus a Twin trundle, flat-screen TV, dresser, closet, ensuite bath with double vanity and shower/tub combo.

Laundry: An in-unit stacked washer and dryer are available for guest use.

Balcony: Step outside to a private balcony with cushioned chairs and a glass table. Enjoy views of Mount Baldy or listen to the sounds of the Blue River while relaxing with a glass of wine.

Communal Amenities:
• Two 6-person hot tubs exclusive to Park Place guests, located just outside the A building.
• Access to the Upper Village Pool complex, which includes a heated pool and two large hot tubs. (Access subject to HOA schedule and rules.)

Alpine Edge provides supplies for a typical weekend stay, including paper towels, salt/pepper, dish soap, a new sponge, dishwasher pods, laundry detergent for a few loads, hotel-style bottles of shampoo and soap, plus extra rolls of toilet paper per bathroom. Fresh pressed linens, including all bed sheets and towels, are also included.

4WD/AWD/Traction Devices are highly recommended during the winter months. We recommend referring to the Colorado Department of Transportation Traction Laws before arriving in Summit County. We are located in a high alpine environment where variable conditions may exist. Tire traction devices are also highly recommended as heavy snowfall is expected from November to May.

This unit is not pet-friendly.

Came from Denver for leaf peeping. This place has a FANTASTIC location. You couldn't ask for a more convenient spot. It's older but very clean and well maintained. Cool steam bath option in the master bath, which we'd never seen before.There are a few things that aren't clear in the listing; 1) the grill situation. Apparently they used to have a grill on the deck, but that is no longer the case. We could not find another community grill on the property so I found myself walking across the street to another complex to use their grill 2) the pool situation. There is a hot sub on-site, but apparently the pool is a shared pool on another grounds. This is fine, but it is not mentioned anywhere in the listing or in the binder at the condo. We could not find it, and it was only when we were leaving that we saw a sign in the back of the parking lot directing folks to a different pool. 3) kitchen niceties. There was no aluminum foil or ziplocs or plastic wrap or tongs. Again, a small detail, but this is something we've come to expect when you rent a place like this. My bad for not bringing those items myself, but it's nice when those little things are included.I'd give 4.5 stars if I could, only because of the minor things listed. But it's a great spot, and we would stay here again for sure.

We enjoyed our stay and would definitely stay again at this location. The complex is adjacent to downtown so walking everywhere was a breeze. The unit was clean, nicely furnished, and adequately appointed. We did have a maintenance issue but the management team responded promptly and had someone out to fix it. There was a fair amount of road noise at our unit as it was next to the roundabout, and at least one of the mattresses (in the 2-queen bedroom) is in need of replacement. But overall, especially given the reasonable off-season pricing, this was a great stay.

Enjoyable stay in a great location

The location of this unit is a 10! There was plenty of parking and the communication with the management company was timely, thorough and correct. The master bedroom bed was very comfortable. We had a few minor issues that did not affect our stay and that we let management know about. The reason for a rating of "4" was due to the age of the complex and unit. The cement walkway by the unit is in serious need of repair and some elements of the unit need updating or a deep clean, ex: kitchen cabinets.

Perfect Condo for our Summer Trip!

We specifically picked this condo for it's walkable distance to downtown Breck and pool/hot tub amenities..all of which were great. The condo was VERY clean and stocked so well with paper and cleaning supplies and the welcome bag with coffee and great snacks allowed us to put of a grocery store run that first night --loved that touch! The management company communications were exceptional from pre-arrival to check out and we very much apprecited the detailed and organized Welcome Binder. The view of the mountains and downtown from the balcony were a plus as well. The only thing I would say is that if you are very sensitive to noise - in the summer with the window open in the bedroom that faces town -you will hear some road noise. It didn't really bother us at all but someone else may want to bring some sleeping earplugs just in case (or sleep in the king bedroom on the other side.) I would definately stay at this property again and another Alpine Edge property. Great value overall for the price!
