The most accommodating host ever! Very friendly staff, comfortable rooms, 20 minute walk to downtown, and overall an unexpectedly pleasant stay.
The owner met us at the desk and was 100% cordial. We talked about life gor a bit. His manager gave us the tour and made us feel comfortable. I'd much rather stay at an 1800s home that has been refurbished than any chain hotel/motel any time. We will stay here again. It's a fun vintage, Victorian style house that's near great food and much more.
Amazing hospitality and a historic beautiful place. Loved every minute of the time I spent here at the Buffalo Guesthouse! Anytime I’m in Buffalo I know where I’m going to stay!

While the rooms are small, the staff is warm and friendly. Breakfast is generous with real scrambled eggs and a variety of choices. Large dining table encourages guests to visit with each other. Walkable neighborhood near restaurants on Allen St.
If you're looking for the Ritz Carlton, this may not be for you, but if you want something charming clean and comfortable at a reasonable price I highly recommend staying here. For Bisons fans a resonable walk to the ballpark...10 - 15 minutes.
There wasn't much to eat in the morning when we came down. I also didn't realize the showers were not in the room but down the hall. Overall the beds were very comfortable and it was close to shops and restaurants so that was good.
All the employees were very welcoming. Far more than just doing their jobs. A short walk to restaurants, bars, and the theater district. Because of street parking only, it can be difficult to find parking during weekdays until 5 p.m. A large outdoor area, with a hot tub, was nice to sit and relax after a day of site seeing
Overall, I enjoyed my stay at the Guesthouse. The staff was friendly and helpful. My room was comfortable, however, I would like to make a couple of suggestions. 1.) I was confused on how to operate the air conditioner properly so my first night was uncomfortable (I eventually figured it out), 2.) I suggest moving the location of the soap dispenser in Room 200 - because the sink is so small I had difficulty brushing my teeth and spitting into the sink, 3.) please add more hooks to the rooms and the showers - hooks are good.
The staff is very friendly and helpful. The building itself is charming. The communal atmosphere invites interaction between guests. I have never stayed in a cleaner hotel.
We had a great time meeting Wes and some of the other guests. It was great tobe able to use the kitchen and the other common areas. The room room was cool and comfortable. The bed was just right.
Pros: Very clean with comfortable beds. Good breakfast. Fun swim spa which they were nice and let us use after it closed since we didn't get in until late.
Cons: No one was there when we tried to check in and the phone numbers just rang in the building where no one was. Tried for 20 mins then was trying to find somewhere else to stay when someone wandered around from the back and let us in. Turned out their software hadn't alerted them to our reservation so it was a mistake but I feel they should have a number that goes to someone's cell phone just in case. Also, it wasn't totally clear that the shower was down the hall and shared. Not a fan of that.
Was it the worst place to stay? No. Would I choose it again? Also no.
