The space
Step onto the balcony and you`re three floors above Birkdale Village`s main Plaza — string lights, restaurant patios, and the low hum of a neighborhood that genuinely knows how to have a good time. Look right, and about 100 feet away is the event lawn: the same green space that becomes a concert venue on summer evenings, hosts morning yoga classes in the fall, and transforms into a full ice skating rink each winter.
Inside, the layout is designed with groups in mind. The living area is anchored by a Smart TV with cable, streaming services, and a retro gaming console — good for winding down after a day of exploring. A dedicated workspace makes remote work genuinely comfortable, and the dining area seats everyone together.
Both bedrooms are private suites, each with its own full bathroom — no sharing required. The master features a 12-inch memory foam king, a walk-in closet, a ceiling fan, and a white noise machine. The second bedroom mirrors it with its own 12-inch memory foam king and full en-suite bath. Whether you`re two couples splitting the stay, a family needing separate retreats, or a work team that needs actual privacy at the end of the day, the layout delivers it.
The kitchen is fully equipped for real cooking: French press, kettle, blender, rice cooker, pots and pans, baking sheets, full knife set, and complete glassware. Community amenities include a resort-style pool with sundeck, poolside grilling stations and cabanas, a 24-hour fitness center, a resident lounge, and access to walking and biking trails.
A queen-sized air mattress with linens accommodates a fifth and sixth guest comfortably.
One thing to know: The unit sits above another residence, so we ask guests to be mindful of impact noise — running, jumping, or high-energy play indoors. It`s a great fit for adults, older kids, and calm families. If you`re traveling with very young or energetic little ones, we`d be glad to point you toward other nearby homes that are a better fit.

The Plaza at its center hosts over 100 free events per year: Friday night live music under the oaks (April through October), a Sunday Farmer`s Market (second Sundays, March through October), seasonal festivals, outdoor movie screenings, holiday celebrations, and more. The event lawn just steps from the building adds another layer — yoga at sunrise, concerts on warm evenings, and in winter, a full ice skating rink that turns the neighborhood into something genuinely festive. You`re not staying near Birkdale Village — you`re staying inside it.

HOUSE RULES
INDEPENDENT VERIFICATION, BACKGROUND, and PHOTO ID—To complete your booking, the primary account holder needs to undergo an Independent Identity Verification and Background History Check. You will receive instructions on submitting your government-issued ID, along with some basic information, after your reservation is conditionally approved. This process is standard for identity verification and is crucial for emergencies.
You must complete the process within 72 hours to remain eligible for a refund. If unapproved, you’ll receive a full refund if you completed it within the given time frame. Failing to complete it within 7 days will result in the cancellation of your booking without a refund. We appreciate your understanding and cooperation in following these procedures to ensure a safe and enjoyable stay for all our guests.
AGE RESTRICTIONS – All guests must be 22 years old or older or accompanied by a parent or legal guardian.
NO 3RD-PARTY BOOKINGS— To comply with the rental platform’s terms and policies, the person making the reservation must be the primary guest staying in the Home. If the person making the reservation will not be staying at the Home, you must let us know. In this case, the account of the guests staying in the Home should be added to the reservation as an “additional guest.”
UNLISTED GUESTS—Your reservation details must include all adult overnight guests staying with you. Each additional unlisted guest will incur a $100 fee per night, and any other costs associated with remediating the situation. Housing unlisted guests violates the platform’s terms and policies and puts the guests at risk of uncovered liability. The reserving guest is solely responsible for all damages and costs.
GUESTS WHO LIVE LOCALLY— We do not permit reservations from guests residing within a 60-mile radius of the Home without written approval. If you live locally to the Home, you are required to notify us at the time of making your reservation and request explicit permission from us in advance. Failure to obtain authorization will result in the immediate termination of your reservation without a refund.
AMENITY USAGE— Community and home amenities are reserved only for guests listed on the reservation. Amenities such as community pools and gyms are unavailable to the reservation holders’ friends or family. Violating this may result in the termination of your reservation, community fines, and you will be responsible for any other costs associated with resolving the situation.
NO PARTIES OR EVENTS—No parties or unapproved events are allowed in the Home or the community. Any number of friends, family, or visitors exceeding the Home’s advertised occupancy must first be approved by the hosts. Violating this policy will result in the immediate termination of your reservation, forfeiture of any opportunity for a refund, and a $200 fine in addition to any repair costs.
Hosting any guests not listed on the reservation during the community quiet hours will automatically qualify as a party/event and incur the full stated penalty.
If the police, community courtesy officer, community leasing office, or any other relevant authority is contacted as a result of any disturbance created by you or your guests, it will automatically qualify as a party/event and incur the full stated penalty.
TRASH AND WASTE HANDLING—Most of our properties offer a valet trash service or a similar option for easy waste disposal.
You should NOT place trash outside during the day, or the community may levy a fine against us. All fines will be passed on to the guest.
All trash must be put in a trash bag and fit inside the trash bin with the lid closed.
Upon check-out, the housekeeper will handle up to two trash bags. If you have more than two trash bags, you are responsible for taking the additional bags to the community dumpster. Leaving behind more than two trash bags will result in a $25 fine to cover extra housekeeping costs.
NO FURNITURE MOVING - Please keep furniture in its original location. Any rearranged furniture must be returned to its original location before check-out.
NO FOOD OR DRINK IN BEDROOMS—Food and beverages other than water are prohibited in the bedrooms. Any stains or damages will result in additional charges.
CLEANING - At the sole discretion of the hosts, if an unreasonable mess is found after your check-out, you will be charged an additional cleaning fee of $90.
TOWELS AND LINENS - Use the provided towelettes and washcloths labeled “Makeup” to remove makeup, foundation, face creams, medication, tanning products, etc. If you accidentally stain any items, please inform the hosts.
