No expense was spared in our meticulously designed home in the heart of Cincinnati`s Pendleton Neighborhood. This palatial retreat offers ample space for any occasion. Steps from Urbana Cafe, Hart and Cru (an award winning wine bar), the Hard Rock Casino, and the Streetcar, this home`s supreme comfort and location just can`t be beat. The fully outfitted kitchen is perfectly equipped for gathering with your loved ones, and the entire home boasts a gorgeous design w/ an abundance of natural light.

This home is perfect for medium or large groups who want a spacious home near to EVERYTHING, walkability, and thoughtful design with a deck patio with a privacy fence. Just minutes from Ziegler Park, the house is in Pendleton, one of the most walkable, safe and clean neighborhoods in downtown Cincinnati. You`ll find dozens of restaurants, bars and breweries, cafes, and ice cream parlors within a 5-10 minute walk. And two reserved spots in a parking lot right next to the property, it`s convenient too!

The apartment itself is three stories. The living room, dining room, and kitchen is on the first floor, while the bedrooms are on floors two and three. We have a fully-stocked kitchen and a spacious living room. The primary bedroom has a king bed, three of the bedrooms have queen beds, and the fourth has a full sized trundle bed under the queen. Additionally, the home boasts a fully fenced private deck for your group`s enjoyment alone.

Please note that the pool advertised is a wonderful community pool, Ziegler Pool. It is a 5-minute walk and is open late May through early September.

Pendleton / Ziegler Park is arguably the best neighborhood in all of downtown. It`s safe and clean but only a short walk to everything that Over the Rhine and downtown have to offer. You can walk pretty much anywhere from here. You`re right on Ziegler Park, less than a five minute walk to Main Street, and less than a ten minute walk to Vine Street. You`ll find yourself a mile from Great American Ballpark and Paul Brown Stadium, a 15-minute walk to FC Cincinnati, and more.

Walking, RedBike, eScooters (Lime), the streetcar (FREE), Ubering and driving -- all a cinch!

----------Section 1 - Security Deposits:------------

This property has a security deposit hold collected by us via credit/debit card. It is similar to an incidentals hold that you would pay at a hotel prior to checking in. At our discretion we may waive this deposit hold. We collect this security deposit through your credit card. It is between $300 - $500 (see the listing check-out page for details).

----------Section 2- Important House Rules (and Consequences) ------------

We strive to provide a polite request to come into compliance with our rules in the event of issues. If the request is not honored then your reservation may be terminated without refund, at our discretion.

SAME-DAY RESERVATIONS: If you are placing a reservation for same-day check-in, please contact us first. If you place the reservation without contacting us first then you may be denied entry, at our discretion.

CONSEQUENCES FOR THROWING PARTIES INCLUDES PROSECUTION: Parties and amplified music are strictly forbidden without our advance, written consent. Under Ohio Revised Code and Cincinnati municipal code, throwing an unauthorized party is considered criminal trespassing. See ORC 2911.21. If you throw an unauthorized party, we may choose to press charges for criminal trespass. You and your guests may be arrested on-site and prosecuted to the full extent of the law, at our discretion. Whether behavior constitutes a party is determined at our sole discretion, but would include things like bringing extra guests into the property, people coming in and out, etc.

NOISE AND DISRUPTIVE BEHAVIOR: Please observe quiet hours from 9:30pm-8am. In the event of a disturbance, one polite request (warning) may be given to come into compliance. If the request is not honored then your reservation will be terminated without refund. Amplified music is strictly forbidden at all hours without our advance written consent.

SMOKING AND FLAMES NOT ALLOWED: Do not smoke or light anything in this property. This includes tobacco, marijuana, incense, candles, hookah, and anything else.

VIOLATING OUR RULES MAY RESULT IN RESERVATION TERMINATION: At our discretion, we may terminate your reservation for a violation of our house rules -- no matter the time of day or night. You will not be refunded and may incur additional fees.

DISHONEST OR ABUSIVE BEHAVIOR: Dishonest behavior may result in termination of your reservation without refund, at our discretion. Abusive behavior will result in termination of your reservation without refund: yelling at, screaming at, swearing at, or menacing members of our team is considered abusive behavior.

WE RETAIN COMPLETE CONTROL OF THE PROPERTY: We reserve the right to terminate any reservation for any reason without refund if we believe, at our sole discretion, that you have done anything or intend to do anything that would harm people or property, disturb our neighbors, or harm the reputation of our property. If we have any reason to believe that you intend to throw a party then you will be denied entry.

----------Section 4 - Additional Fees and how to Avoid Them ------------

The following may incur a fee:
1) Cleanup of human biomaterial (e.g. vomit, defecation) will result in a minimum $300 cleaning fee.

2) Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, bring lint rollers and remove your pet`s hair from the property.

3) Stains on the carpets or linens: $89 cleaning fee per item or cost to replace, whichever is higher.

4) Smoking ANYTHING indoors: $300 cleaning fee. No exceptions. Just don`t do it.

5) There is a $170 re-keying fee for unreturned keys. Unfortunately if you do not return the key then we have no choice but to have a locksmith change the lock.

6) Deep Cleaning: Units found with unreasonable amounts of waste, in complete disorder, and/or “trashed” will be subject to an additional $200 cleaning fee, or actual cost to clean, whichever is higher. Stays longer than 14 days are subject to an additional $120 deep cleaning fee which we will collect through the Airbnb resolution center.

7) Security fees: If we incur security / fire department / police fees or other costs arising out of or in connection with your behavior at the property, then you will be billed the cost. The minimum security fee is $150.`
