Casa Capanni alla Fila - Typical manor with private pool situated near Cortona

Inserted in the Tuscan country, Casa Capanni alla Fila is an antique manor made of local stones.
It develops on three floors following the typical Tuscan rural architecture of the seventeenth century.

The small village, where it is inserted but from which it has a complete autonomy, is located at the foot of Cortona in the fertile Valdichiana, only few kilometers far from the A1 highway exit.
It’s location, very near to Cortona and to the major cities of art in Tuscany and bordering Umbria, makes Casa Capanni alla Fila the ideal starting point for exploring the artistic and natural beauty of the territory.

The house was restructured respecting its characteristic rural origins, the inside is full of charm. Comfort and functionality are exalted by the elegance of accessories and the warmth given by the antique furniture.

Inside:
Ground Floor: the ground floor is an open space, bounded by arches, open dining room, living room and an area with a large typical countryside fireplace with benches inside where to sit. In front of the dining room there is the wide kitchen equipped with all accessories. From all the rooms of the ground floor there is the access to the garden through French doors. On this floor there is also a guest bathroom.

First Floor: a large and comfortable internal stone staircase takes to the first floor divided into two wings. A wide living room with television gives access to a private reading room and to a double bedroom with an en suite bathroom. Here you have also a laundry and ironing room.
In the left side there are two double bedrooms with two very large en suite bathrooms.

Second floor: it’s located the sleeping area. A double bedroom with its own bathroom which can be shared with the opposite three beds room, a twin bedroom with an en suite bathroom, three double bedrooms with two wide bathrooms. All the rooms are wide and bright.

The house is fenced and overlooks a park of 2500 sqm bordered by hedges that guarantee privacy, it has two entrances to access the property and the parking area.

The swimming pool measures 5x10 mt and has a maximum depth of 1.80 mt. it is perfectly inserted inside the garden and well equipped with sun beds, umbrellas, chairs and outside shower.
In the garden there are also two gazebos with tables.
