Welcome to this newly remodeled historic private guesthouse in the Berkeley neighborhood 3 blocks from Tennyson Street within the larger Highlands district. The private guest house does not share any walls or space with the main house or owner. It can sleep 4 with 600 SF of indoor living space and private fenced in outdoor space, as well as a dedicated parking spot for 1 vehicle. You’ll be within 3 blocks of some of Denver’s best restaurants, shops, bars & breweries. Not to mention, you’ll be a half block to the nearest grocery store.
THE SPACE
The entire private guest house was remodeled and designed (heavy on West Elm and World Market) to create a comfortable and stylish indoor/outdoor living space to act as your homebase for all your Denver or Colorado adventures.
The space has a king sized memory foam West Elm bed in the bedroom upstairs and a queen sized pull-out couch in the main floor living room. There is a dining table that seats 4 and a dedicated desk for work. Don’t need a desk, you can easily collapse it and store it away in the living room closet. There is a 50” TV with an Apple 4K TV and all the popular apps. If you’d like to use the Apple TV you will need to login with your own credentials. If you do not have an account (Netflix, Amazon, etc.) reach out to me. Dogs are not allowed on any furniture, including the bed. I provide a dog bed for their comfort. I also have a baby gate, some children’s toys, board games, cards, and books. All can be found in either the living room closet or under the TV stand. I do not have central AC, but I have 3 fans and 2 portable AC units with a combined 17,000 BTU, which is plenty for a place much larger than my guesthouse. Both AC units have remote controls.
The kitchen offers plenty of amenities to make you feel right at home during your stay. All the standard cookware and dishware are provided.
Outside in the patio area is your private living space with a patio table and 4 chairs and a gas BBQ.
GUEST ACCESS
The guesthouse has a dedicated, private entrance/exit off the dead-end lit alley. Being a dead-end alley, there are only a handful of homeowners with alley-facing garages, making for very little traffic. If you have a small or mid-sized ( < 18 feet long) vehicle you’re welcome to park at the guest house in the dedicated parking spot. If you have a larger vehicle, then please park on 39th ave, between Wolff and Xavier. It's free to park on 39th ave, the city cleans the streets once a month. Note the sign on 39th for details. See the photos, it’s an easy 80 foot walk to the guest house from 39th ave. You’ll have access to the entire indoor and outdoor guest house space, with the exception of a small locked utility closet.
OTHER DETAILS
As mentioned in other sections, my private guest house was completely remodeled in 2022 to its current modern stylish state. A prop. of this vintage (75+ yrs) has items worth noting. The doorway to the bedroom is 6’ tall. The bedroom ceiling is vaulted, 6’5" in the center, those not paying attention could bump their head on the vaulted ceiling. The stairs are safe but steeper than normal. If you have a temporary or permanent condition making walking difficult, then my guest house may not be for you.
