Pros: Bed was comfortable, though we booked for 2 adults and 2 kids, somehow we get only one Queen size, manageable for one night as additional couch was provided in room. Lots of food chains are in walkable distance so it is plus, overall it's good for one night stay in this budget option. Cons: Property is little old, there were some wear and tear issues in my room. Like couch was ripped, sync was broken (though usable), scratched tv screen, little stinky room.

Great service and quite rooms. Rougher area of Duncan but typical for cities these days, my husband had to park in an outer parking spot to the road and we’re pretty sure his back truck tire was urinated on, so that wasn’t super awesome lol

The rooms are clean and the service is good—overall, a practical place to stay in Duncan. However, what’s eye-opening and a bit nerve-racking is the number of homeless people around the property, with some even sleeping in the parking lot. While the hotel itself is fine, the surrounding area can feel uncomfortable.

Not what I expected. Only stayed here because the hotel choices in Duncan are limited. They would not give us fresh towels during our three day stay. The room had an odd odor and the tv did not work. I also did not care for the homeless encampment down the street. Worst hotel I've stay in since my university years. The pictures are nicer than the rooms.

At first when we checked in we were given a corner room upstairs. No natural light and couldn’t be more further away from the stairs on both ends so carrying all the luggage and a baby was going to be difficult. Immediately went down to ask to switch rooms. We asked for a couple of different options but were told that they were saved for some regulars which didn’t seem fair as we were there first. Some bug traps in the outlets and beds were firm. Definitely a motel feel.

This is a good basic motel that unfortunately is in a scary neighbourhood. Room was clean and had good linens. Furniture was basic. It appears the owners do their best to maintain the place. It’s unfortunate that adjacent buildings are boarded up or burned out with a number of street dwellers hanging around.
