Home is located in prestigious and luxurious Blue Mountain Lake Community filled with amenities such as 3 swimming pools, tennis courts, basketball courts, playground and water spray park for kids to enjoy. Community also has a beautiful lake with gazebo that you may fish out of but must release back into the water. There’s also a walking trail for those wanting to enjoy a morning or evening stroll.

Please remember that you`re staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
For security purposes the home has three exterior cameras located at each entry door.
HOUSE RULES
1) The guest booking the home must be at least 21 yrs of age and have their profile information completely filled out and verified. We do allow guests under the age of 21 to book however a parent co-signing will be required.
2) We gladly welcome family/friends events & gatherings however we do not allow excessively loud, rowdy or disruptive house parties. Home is equipped with an anti-party device to deter any unauthorized dangerous or disruptive house parties.
3) During the hours of 11 pm and 8 am we ask all guests to observe quiet time and avoid any excessive outside noise in respect to surrounding neighbors.
4) No unauthorized pets are allowed on premises. We allow one dog for a pet fee of $125, along with a photo of the dog for liability purposes. The Pet fee covers one dog for duration of your stay and any additional dog will be $75, with a maximum of two dogs allowed per stay. We also ask all guests to please pick up after their dogs in respect of future incoming guests. Failure to clean up after your pet or excessive shedding may result in an additional cleaning fee. Any guest bringing pets onsite without pay for pet fee will be charged via card on file for any booking made through VRBO or direct booking site. For any bookings made on AIRBNB or BOOKING.COM payment will be handled directly on those platforms.
5) There is a NO SMOKING policy inside the home. Any guest or guests smoking in the home will result in an additional cleaning fee of $150. For your convenience we offer a commercial Grade cigarette butt disposal receptacle near patio door.
6) Please DO NOT disconnect, unplug any Routers, modems or exterior cameras. The home is furnished with a state of the art WiFi system with blazing fast 500 Mbps, it also controls the front door smart lock and WiFi thermostat.
7) Please do not bring any food into the bedrooms (Additional cleaning fees may be imposed if guests violate this rule) Prior to check-out please clean all dishes before leaving the premises (cleaning fees do not include washing dirty dishes) Any guest bringing food or dishes into bedrooms may be accessed additional cleaning fees.
8) All cars must be parked in the driveway and not double parked on the street. Any fines imposed by Blue Mt Lake Community for double parking vehicles in the street shall be the responsiblity of the guests.
9) During your stay if any repairs are necessary we kindly ask to be contacted immediately so that we have the opportunity to remedy the issue ASAP.

11) Mandatory Blue Mountain Lake Guest Registration Forms & Fees
Guest are required to register as per Blue Mountain Lake community guidelines. Registration/Resort fee is $99 and must be paid directly to the host. Registration grants guests resort access and use of all amenities, please note guests are not paying to use amenities but rather for township regulations and security purposes. Guests must fill out page 2 of registration form prior to check-in. Amenities include the following: 3 community pools, tennis courts, basketball courts, soccer field, children’s playground, water spray park, lakeside gazebo, lake access and walking trails.

All guests must abide by all community rules and guidelines during their stay.
Host is not responsible for pool closure due to inclement weather or for any other unforeseen circumstances and offers no guarantees.
A MAX OF 12 POOL PASSES CAN BE ISSUED PER RESERVATION AS PER COMMUNITY GUIDELINES.
14) Number of Guests Allowed
As per township guidelines the maximium amount the home can sleep is 12. Any guests bringing more then 12 guests will be imposed a charge of $35 per guest per night.
13) Propane Tank for BBQ
We offer both a charcoal and propane gas BBQ. We DO NOT guarantee level of propane for the BBQ and in the event the propane tank is empty on arrival or runs out during your stay it will be the guest`s responsibility to swap tank or refill at the local grocery store.
14) HOT TUB RULES
A. Please shower prior to entry and remove any sunscreen, creams or lotions from your skin or hair prior to entry of hot tub as they may interact with sanitizing chemicals and may discolor the water.
B. Please do not remove or tamper with floating sanitation devices in hot tub as they are designed to keep the water sanitized and balance ph in the water at all times.
C. No children in the hot tub unsupervised
D. No food or drink in the hot tub
E. We are not responsible for servicing hot tub during your stay due to any misuse or not adhering to above rules.
F. For longer stays if hot tub requires a cleaning during your stay we do provide that for an additional charge.
15) REFUNDS & CHARGEBACKS
In the event a refund is due to guest for a cancellation, modification of reservation or in rare circumstances a chargeback, the guest will be responsible for any credit card processing fees incurred by host. Processing fee will be deducted from the refunded amount due. Documentation of processing fee will be supplied upon request.
16) SNOW SEASON:
During the snow season, the driveway will be plowed & prepared before your arrival. Guests are responsible for clearing snow and ice, from all walkways and stairs during their stay. The Property Owner/Agent shall provide snow plowing of the driveway area (If over 3 inches accumulate). Host will supply rock salt to guest for duration of their stay to help keep entrance ways and walkways free of ice.
