From the stunning view of Baxter lake through the wall of windows in the inviting lake room to the large deck directly on the waterfront, Grandview Gambrel manifests beauty and relaxation. Nothing beats the scenic natural location and direct access to the lake, with kayaks, canoe, pedal boat, sandy beach, and boat launch and docking all on site!

For a true lakeside experience, gather on the deck abutting the water for an evening cookout, or relax around the tabletop fire pit and savor the lake view. The rustic screened in patio boasts a large 6-person hot tub, ample sectional seating and music soundbar creating the perfect opportunity to relax and socialize while enjoying the lake breeze. In the adjoining rec room, the pool table, L shaped bar area, bar sink, dual TV's, karaoke machine, and comfortable seating area allow for gaming and exciting group gatherings. The well-equipped kitchen with granite counter tops, high-end appliances a gas 4 burner stove top with grill/griddle cooktop. Double ovens and microwave for the chefs in the house. Plenty of cookware, dishware, and utensils for your needs. A deck/water side 4-burner gas grill with dual side burners beg you to bring your best grilling skills

Space abounds to sleep up to 8 family members and friends comfortably, with additional sleep options for 2 available on the pull-out sofa in the living room couch and more with multiple plush air mattresses. The Serene Gray Bedroom, the Flower Bedroom, and the Pirate Bedroom housing queen, full, and two twin sized beds. respectfully. The large Juliette Balcony Bedroom with a queen bed, sitting and TV area. The computer workstation with printer will keep you in-touch with work, friends and current events while the news The balcony with double barn doors overlook the glassed in Lake room.
Multiple seating and dining areas throughout the house encourage family conversations and great dinners. 5 flat screen TV's provide for wonderful movie nights with your family and friends.

Grandview Gambrel is located on the town line of Farmington and Rochester, where you will find any amenities you may need only 15 minutes away. We are central to major hubs and activities, with Portsmouth and Lake Winnipesaukee within 30 minutes, and Gunstock Mountain, Laconia, Kennebunkport, Newburyport, Manchester, and Hampton beach all within an hour drive.

Dogs are allowed, maximum of 2, with a $300 fee per stay. Cats are not allowed under any circumstances. If you are bringing a service animal, legal paperwork certifying the animal as a service animal is required and if not supplied, the pet fee will be charged.

There are 4 active security cameras outside, which monitor the front, back, and side yards. Interior spaces, including the hot tub patio and house are not monitored.

Parking is allowed in the two driveways on property only, with space for up to five vehicles.
Make yourself comfortable in this air-conditioned vacation home, which features a fireplace and a Smart TV. There's a private balcony. Wonderful!

Lovely home, spacious and very well stocked (towels, kitchen basics, board games, etc). Leatha & Ed were very responsive and answered questions right away. We really enjoyed the lake! Had a great time fishing, floating, jet skiing and tubing. The hot tub was perfect and the teens loved the pool table. Would definitely go back!

Baxter Lake is a real gem and this host provides plenty of water recreation essentials; floats, kayaks, a beach and water deck. Inside are all the essential amenities for a comfortable and relaxed vacation. A stay at this Lake House will provide plenty of fond memories.

Family Vacation

We had a wonderful vacation at your lovely lake front home. We were able to keep our boat right at the dock on your property & enjoy the gorgeous lake! All of our married adult children enjoyed a comfortable bedroom, the hot tub was amazing, and the house was super clean with everything we could ever need. We made day trips to Wolfboro and Maine!! We hope to be back soon!!

Pleasant Getaway

We were visiting NH to see my brother. We spent quite a bit of time relaxing at the house and it was wonderful. The views were beautiful and the lake was peaceful although I suspect it would be much busier during the summer season. The hosts were exactly as communicative as desired. We highly recommend this property to others and would stay again in the future.

Excellent get away

The place was really warm, bright, clean and fun. The hot tube was great, the back deck area / waters edge was easy to access without 500 steps, Kareoke machine was going the whole time. Kitchen was great, we cooked every meal for the 3 days. Gas pressure is a little low on the cooktop but it all worked just fine. The 2 story sun room is really nice to read in. Beds were comfy and bathrooms were clean. The tub/shower valve is a little counter intuitive but we figured it out. Having a Market basket 12 minutes down the road is great.

Great House for Family Garhering

My family including 6 adults and 2 children stayed at this house February 14-17, 2025. House is as described in listing. House was clean and fully furnished. We enjoyed the sun room as we watched the snow fall. Karaoke machine was a big hit with the grandchildren. We would definitely go back and remarked that it would be fun to be there in the summer. The only suggestion was for some hooks to hang winter coats and jackets.

Well-stocked with the best!

Whatever you need in the kitchen is not only there but also of the best quality. That holds true with the towels (in abundance!) as well. Our teens loved playing pool. Our getaway was in November, so we couldn't take advantage of the lake activities. We had a wonderful Thanksgiving and highly recommend it for family gatherings of many ages.

Wedding Weekend

The house had a generous layout with room to spread out and be comfortable. Sited right on the waterfront, it was a beautiful location. It’s all there - a hot tub, kayaks, pool table. We parked 4 cars too. Owner was responsive to anything that came up - our wayward Amazon package - even reaching out to mail carrier for help. Very accommodating! Would certainly return when we get a chance.

Relaxing Lake Stay

Our group has stayed at this property several times and keep coming back because it is such a special spot. There is so much to do between the lake itself, the fire pit, hot tub, pool table, and karaoke. We love to cook and the kitchen space is wonderful. We always enjoy our time here. Picture Perfect Family & Friends Vacation!

We had an amazing summer family and friends (framily) vacation in this beautiful oasis! We all had such a great time on the lake this week with our best friends and our babies and our two pups! Spent our days swimming, fishing, floating, and kayaking. Spent our nights hanging in the hot tub, playing pool, watching the Olympics, playing games and just spending time together in this little slice of paradise. Can’t wait to come back next August! Ed and Leatha are such thoughtful and considerate hosts. We had everything we could have needed, wanted, and more!

Perfect stay!

We had a perfect weekend at this lakeside cottage! We were in town for our son's graduation from UNH, and needed a home that was large enough for grandparents and ourselves. This was a perfect place for us to relax, unwind, and enjoy some family time! The listing is accurate, and there was nothing extra that we could have wanted. We have stayed at many rental homes in the past, but this is the first time that I can honestly say that all we needed to bring were our clothes and food. There were plenty of towels (both bath towels and beach towels), and an entire closet of extra bedding. The kitchen was well stocked with anything you could have needed to cook, and we were surprised with a little snack basket and k-cups for the Keurig. Toilet paper, paper towels, hand soap, dish soap, shampoo, conditioner, and bodywash were all provided as well. We were able to use the kayaks and paddleboat (plenty of life vests and water shoes were also available to us), and the hot tub, pool table, and karaoke machine kept us plenty busy while it was raining. The host was easy to communicate with both before an during our stay. Would highly recommend!

Great for a getaway

The house is beautiful and spotless. So many different sitting areas inside and out. The house has so many amenities that we didn’t feel like we were missing anything. Great weekend getaway

My family and I had a great weekend getaway at this property. It was very clean and they have thought of every little detail to add. House had everything we needed from beach towels to a crockpot. Absolutely beautiful house

My sister and I took our daughter's on a little getaway and this house had everything we needed. We all had our own space and traveling with 3 teens space is important. There's plenty of stuff to do at the house we didnt feel we had to go find something. The hosts were great to communicate with. Would stay here again and recommend to others.
