Villa I Chiani is a modern villa, immersed in the countryside near Gagliano del Capo, a few minutes from the beaches of Santa Maria di Leuca and Marina di Pescoluse. Built in the 80s and now completely energy efficient, the villa combines traditional materials with a modern and minimalist design. Arranged entirely on one level, it houses four bedrooms and three bathrooms, a living area with dining room and kitchen that opens onto a shaded veranda. The garden, surrounded by palm trees and Mediterranean vegetation, is equipped for outdoor living, with a barbecue area, wood oven, swimming pool and petanque court. Located in the lower Salento, the villa is perfectly positioned for exploring both the Adriatic and Ionian coasts.

Interiors:
The villa is on one level. GROUND FLOOR — Entrance to the living room; dining area and open kitchen with access to the veranda; corridor to the sleeping area with two double bedrooms, one with en suite bathroom with shower, and a second bathroom with shower; separate suite with a double bedroom, a twin bedroom with joinable beds and a shared bathroom with shower. Two bedrooms have direct access to outdoor spaces. Wmc (controlled mechanical ventilation) in the bedrooms and in the living area.
Park:
The villa is surrounded by 10,000 square meters of Mediterranean vegetation and olive groves. The driveway, lined with palm trees, leads to a shaded parking area with a charging station. A porch in front of the house is furnished with a dining table and seating area. Two steps lead to the lawn and pool area. A separate space houses a barbecue with a wood oven, stone sink and work surface. Near the pool there is an external bathroom with a shower and washing machine and an outdoor shower in a stone niche. Next to the pool there is a petanque court. The property is completely fenced. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located right in front of the villa, on the same level as the garden. Rectangular in shape, it measures 10 x 4 m with a constant depth of 1.40 m; covered in light blue PVC; salt purification system; access through two submerged steps. The non-slip sundeck area is furnished with sun loungers and a seating area shaded by a wooden cover. The interior and exterior lighting allows evening use. The pool is open from the last Saturday in April to the first Saturday in October.
