1. WELCOME TO OUR HOME! It brings us great joy to share our home with you.

Orchard Hill is set on over 5.25 ACRES, Close enough to be convenient but far enough to gaze at countless stars in the darkened night sky. BREATHTAKING VIEWS of OPEN SKIES & sounds of nature. Privacy inside & out. Did we mention we are PET-FRIENDLY?

There is plenty of space to relax in style with your friends & family for the holidays or a getaway. Events & weddings are allowed with prior approval (see section on events). We welcome all people. #LGBTQ-Friendly.

2. ABOUT THE HOME: Inside our farmhouse mansion, you will enjoy old & new. The home features an intimate living room with original hand-carved moldings & wide-board floors, a formal dining room with plenty of seating as well as a large gatherings room perfect for a small wedding/party with an attached sunroom & wrap-around balconies. Our living room has a 100 year old BABY GRAND PIANO. Feel free to relax & play some music.

There are THREE FIREPLACES including a WOOD BURNING STOVE for winter ambiance & extra warmth. Great place to get cozy with friends & a bottle of wine.

Our farmhouse has FOUR BALCONIES & TWO ENCLOSED PORCHES. Great for enjoying your early morning coffee while watching the sunrise or for an evening cup of tea while watching the sunsets.

Like to COOK?, Orchard Hill is the perfect place to dine with your friends. Our kitchen is FULLY STOCKED with cookware, utensils, linens, towels, spices & condiments for your use, though you are welcome to bring your own. Love to BBQ? We have two propane GRILLS. Enjoy BBQing at the 45'x25' pool, it is one of our favorite things to do in the summer. If you like to BBQ in the winter, do not fear! We have a grill close to the house.

3: BEDROOMS: Our 3-story home can SLEEP up to 25 adults. There are 7 /8 very comfortable bedrooms with plush beds & unique sleep-enhancing toppers. 5 full bathrooms. Our sunkissed room converts to an 8th bedroom. The first-floor bedroom is WHEELCHAIR ACCESSIBLE with a wheelchair-accessible bathroom & roll-in shower. This area of the home is perfect for older relatives who may not be able to climb one of our four staircases leading to the bedrooms on the second & third floors. Guests love our third-floor bedrooms.

4. THE GROUNDS: Our POOL is fenced & VERY PRIVATE: located in the back of the house: a pool house with games & pool toys. Here, you will also find our YEAR ROUND HOT TUB. Next to the pool area, we have a small ORCHARD of apple, pear, peach & walnut trees. At the far rear of the backyard, is our FIRE PIT. The seating was built with repurposed treated wood (yes, this wood is from the 1800s).

The front of the house also has a lot to offer. You will enjoy walking down the steps of the front of the house to sit by our STONE FOUNTAIN (fountain colors change at night). Our fountain is teeming with flowering water lilies and lotus plants. The bluestone steps are a theme throughout the property.

5. PERKS FOR PARENTS: Our home is perfect for a large family, family reunions, or a trip with grandparents. Our family room opens into a small patio area, which is also connected to the front entrance, in case anyone has a hard time with steps! The kitchen, dining room, living room & our two covered porches are also wheelchair accessible so no one has to feel left out.

Another great feature is that our house is so large & there is plenty of privacy for parents. Our dormitory-style bedroom is the perfect room for siblings, cousins, or friends. We have 6 other more private bedrooms for parents who would like some space from the children. Our entertainment room can be set up for arts & crafts or games, just let us know & we would be happy to accommodate you & your family no matter what your needs are.

6. Summertime: We have a very large 25' x 45' inground pool (gated). Enjoy during the day & swim at night under the stars (the pool is lit with colorful lights). We have all kinds of floats, tables, chairs, recliners, umbrellas & of course the HOT TUB (everyone loves the hot tub). We have 2 BBQ Grills.

Make S'mores in our firepit (try using a peanut butter cup instead of regular chocolate...it's a favorite! We have Badminton, Corn Hole, Basketball and more all there for your use.

7. CORPORATE RETREATS: Corporations LOVE Orchard Hill. Many come back year after year. Our Gatherings room, 900 sq ft of completely open space with an attached 300 sq ft room, can be tailored with tables & chairs to your business needs. We have a GIG-SPEED WiFi MESH NETWORK that extends to the large pool, hot tub & grounds. HBO, Showtime, Starz, Sports packages can be watched on all of our TV's: 75" Smart TV in living room w/surround sound, 75" TV with Chromecast & HDMI ports w/ Surround Sound in Entertainment room (great for presentations & breakout sessions) & main BR. We can provide you recommendations for personal & private chefs, catering, yoga, masseuse, etc.

8. PETS: ($100 per pet). Pets must be pre-approved by the host.

9. POOL & FOUNTAIN: The pool, pool house & fountain are open seasonally. We open the pool around Memorial Day & close it shortly after Labor Day. The pool may be open earlier or later depending on the season. The fountain is closed during the late fall & winter months.

10. GUEST POLICY: No one but booked guests are allowed on the property without prior approval. The 1st (12) overnight guests are included in the base price. Each additional guest is $100 per/night. Day guests are subject to a fee of $50/person with prior approval. We must have a contact number for you in case of an emergency. Changes to guest fees are subject to the same terms of the entire reservation cancellation policy. Events have an event fee.

11. ARRIVAL & DEPARTURE: 4pm check in, 11am check out. There are fees for early check-in & late check-outs. Alterations to check in & check out may not always be available during the summer season.

12. ADD ON’s: Firewood: for Fire Pit $30/night for up to use of a 3-4 hour fire, Daily housekeeping, Personal Chef services, Masseuse, Caterers, etc.

13. EVENTS & WEDDINGS: You may hold events (weddings, bachelorette parties, corporate & yoga retreats, etc.) at the house for an additional event fee & prior approval. Holding an event at the house is subject to different pricing & rules/regulations. We have referrals for everything you might need for your event. Weddings are a 3 night minimum unless prior discussion and approval. Security deposit for weddings is $5,000, Housekeeping starts at $550.

14. MISC & Cancellation Policies:
• As Premier Hosts, we strive to ensure that your stay will be extra special. Let us know if there is anything that we can do to help make your stay memorable & if there are any special needs.
• There are 8 fire extinguishers, a first aid kit on 1st floor & a buoy at the pool.
• The area is wooded & we are very close to 47,000 acres of forever-green Harriman State Park. We have wildlife. To keep our furry, feathered & flying outdoor friends from joining the fun inside, our doors have self-closing hinges. Please do not prop the doors open.
