This roomy 1,250-sf floor-thru is the entire second floor of the house. Public spaces are spacious and filled with light. The three bedrooms (with one queen-size bed, one queen with featherbed, one pillowtop full) are cozy and generously appointed with pillows and soft linens. There's also a daybed in the libraryette—a bright, book-lined anteroom with French doors—off the living room. This floor has its own thermostat, and AC in every bedroom.
The yin-yang buddha garden, a lush oasis where hummingbirds flit amongst orange trumpet flowers all summer, has a propane BBQ and plenty of seating.

MORE ABOUT THE NEIGHBORHOOD & HUDSON:
Union Street, and my block in particular, has the lovely settled energy of an older neighborhood. It's quiet and peaceful here, yet only a minute's walk from the middle of Warren Street, Hudson's happening main drag with its varied restaurants, wine bars, art galleries, boutiques, and all manner of fashions - antique and au courant - for home and humans.
Hudson is a very small city, and you can explore all of it easily on foot. Warren Street, Hudson's main artery, is a minute's leisurely stroll from the house, and there is street parking all around. The Catskills, Frederick Church's Olana and Hudson River beaches — to name just three of the Hudson Valley's memorable offerings — are all a 10- or 15-minute drive, and more easily accessed by car.
Hudson is about 120 miles from New York City, a two-hour train ride from Penn Station, and 48 miles from Albany International Airport (ALB). Although you can walk anywhere in town from the house, the closest supermarkets, movie theaters and fast food are located in strip malls 1-1/2 to 3-1/2 miles away (thus preserving Hudson's remarkable architectural continuity). There are taxis, a car rental agency, and two places to rent bicycles (one of which also rents skis and kayaks) in town.
OTHER THINGS TO NOTE:
PLEASE TAKE YOUR SHOES OFF UPON ENTERING THE HOUSE. Cozy house socks will be provided, with many thanks from your House Fairy.
PET POLICY: Unfortunately, although I love them more than life, I am unable to accept pets as guests.
ACCIDENTS HAPPEN: I totally understand. I ask only that you tell me if something has been broken, stained or otherwise damaged. I will either thank you for letting me know and wave it off as a cost of doing business, or we can work out some reasonable solution that preserves the sacrosanct bonds of candor and respect between hostess and guests.
THERE WILL BE A $25 FEE for lost keys or dirty dishes left in the kitchen.
EXTENDED STAYS: Biweekly cleanings will be included in the bill. You may also arrange for more frequent cleanings. I am happy to help schedule those upon request.
