Year-Round Muskoka Experience

During the warmer months, enjoy nearby river access, hiking, ATV trails, golf, and long evenings relaxing outdoors.

In the winter, experience classic Muskoka magic — snowshoeing, snowmobiling, nearby ice fishing, and peaceful snowy forest views right outside your door. Enjoy skating the famous ice trail at Arrowhead Provincial Park or skiing at Hidden Valley Highlands Ski Area.

Please Note

• This property is NOT waterfront.
• Public Muskoka River access is located approximately 250m down the street.
• Mini golf is seasonal and unavailable during snow months (typically Nov–May).
• Guests must bring their own firewood for the firepit.
• BBQ propane is connected directly to the cottage supply — no propane tanks required.

1. Early check in & Late check out
- We are happy to provide early check in and late check out whenever possible. However, we are only able to grant it based on availability closer to your stay. If we have another group checking in or out the same day as your stay, then unfortunately we will not be able to grant it as our cleaning team requires this time to turn over the cottage for all of our guests` safety.

2. Drinking water
- We have an extensive filtration system in place to allow for safe drinking water, however, we are on well water, and therefore water may differ in taste and smell from municipal water. We personally prefer to bring water bottles along with us.

3. BBQ
- We have a Napoleon LEX on the lanai (covered outdoor backyard porch) that is connected to central propane (no propane tanks required).

4. Location
- We are located in Port Sydney, 15 minute drive to Bracebridge, 20 minute drive to Downtown Huntsville
- Walmart 15 minutes away (Bracebridge)
- Firewood can be purchased from gas station (Smith`s Ultramar is closest - 10 minutes) or David`s General Store (10 minutes)

• Maximum occupancy must match the number of guests listed on the reservation

• No unregistered guests or visitors allowed at any time

🚫 Respectful Use & Behavior
• Please treat our cottage as you would your own home. Violation of house rules may result in immediate termination of your stay without refund.

• No events or parties

• No loud or excessive noise at any time
Quiet hours begin at 9:00 PM as per local bylaw. Excessive noise complaints may result in fines up to $5,000 issued directly to occupants by local authorities.

• No fireworks at any time regardless of holidays

• No videography or photography for professional purposes without host consent

• Please supervise children at all times

🛏️ Inside the Cottage
• No smoking, vaping, cannabis, or cigarettes inside the house or covered front/back porch
A $500 minimum charge applies for indoor smoking.

• No shoes inside the house

• Please leave the home tidy and furniture in its original position, including indoor and outdoor furniture

• Do not litter on the property

• Please report any damages or breakages in a timely manner

• You must follow checkout instructions provided before departure
Additional cleaning fees may apply if instructions are not followed.

🔥 Spa, Sauna & Firepit Rules
• Do not eat or drink in the hot tub or sauna - Water is acceptable and encouraged.

• Please close the hot tub cover when not in use

• If hot tub water must be replaced due to excessive contamination, a $400 fee will apply

• Children must be supervised by an adult at all times around the hot tub, sauna, firepit, and outdoor areas

• Firepit must never be left unattended

🐾 Pet Policy
• Pets permitted only if authorized

• $200 pet fee applies per pet per stay

• Guests are responsible for all pet-related damages or additional cleaning required

• No pets on furniture (beds, couches, etc.)

• Pets may not be left unattended at any time

• Please clean up all pet waste

🚽 Septic System
• We are on a septic system. ONLY flush human waste and toilet paper.

• Do NOT flush wipes, feminine hygiene products, paper towel, tissues, food, grease, garbage, or any other items.

• Septic systems can be seriously damaged by improper use, and guests may be held financially responsible for damages or service calls caused by misuse.

⚡ Power Outages
• Power outages may occasionally occur in Muskoka and are outside of our control

• Guests are responsible for preparing accordingly

• Power outages do not warrant refunds

💲 Additional Charges
• $200 charge per extra guest per night beyond reservation count

• $50 per every 15 minutes of late checkout unless previously approved

By booking our rental property, guests acknowledge and accept the following terms:

1. Assumption of Risk
Use of the property and amenities is entirely at the guest’s own risk.
2. Liability
Property owners, hosts, Port Sydney Cottages Inc., and their insurers are not liable for personal injury, death, accidents, or loss resulting from property usage.
3. Responsible Use
Guests are responsible for the safe and proper use of the sauna, hot tub, firepit, BBQ, appliances, mini golf area, and all other amenities. Adults are responsible for supervising children during their stay.
4. Terrain
Uneven, slippery, rocky, snowy, or icy terrain may exist throughout the property. Guests accept all risks associated with outdoor conditions.
5. Wildlife
Muskoka is home to wildlife including bears, wolves, coyotes, deer, snakes, insects, and spiders. Their presence does not warrant refunds.
