The condo was clean, beautifully equipped, and located where my group needed it. The ocean access was lovely and the outdoor views from the two decks were quie nice. There are two main reasons I did not provide it 5 stars and they relate to the management company, Sea Horse Vacations. Their attempt to extort the client for an early arrival or later departure were especially annoying based on the high rate charged (early March for Amelia Island Concours activities). Secondly, while the washer worked fine, the dryer would not power on. Having a full load of wet clothing the evening before departure added unnecessary anxiety. After texting concern to management company, there was zero response. Just a request for a 5-star review. Suggest the management company be replaced, as they appear incompetent in customer relations outside check-in/check-out mechanics.

Needs help

Location is great. Property is not like the pictures. It’s much more dated, with maintenance needed. Third floor (where three beds are located) does not cool, as thermostat is located on bottom floor. As a result, top floor is unbearably hot- and when we arrived, window had been left open on third floor as well. Plumbing fixtures are rusted and worn. Needs a lot of TLC. Definitely a rental property.

Property was just as described. The location was beautiful right on the beach with access via a walkway. The only complaint is the loft bedroom was very hot and no aircondition. We tried to open windows and use fans but it was pretty uncomfortable for the teenagers. All the other rooms cooled fine.

Location, location, location!

We had an excellent stay at the Sandpiper. Check in process was seamless and the property owners were swift and responsive through the entire booking process and our stay. The property is updated nicely, tastefully decorated, and immaculately clean! We traveled with 4 adults and 3 children, and everyone had their own bed. The upper level loft with three beds is perfect for kids- everyone has a comfy bed and the children enjoyed being able to sleep together. An extra air conditioner was provided for this room, and it was very cool and comfortable. Our kids did report the unit was a bit noisy, but they are used to sleeping with sound. The living space downstairs has plenty of room, and the kitchen supplies everything you could need. We especially appreciated that the property provided a few essential items to get your stay started, including a bottle of water/snacks, laundry and dishwasher pods, and basic shower toiletries. The upstairs bathrooms are a bit small, but were very clean and fine for us. The best part of this property is the amazing location. You are truly on the beach with beautiful views, and directly across from the community’s pool. The Ritz Carlton is literally an 8 min walk on the beach- my husband and I enjoyed going for dinner and walking back to the property. This community is also a 5 minute drive from restaurants and a major supermarket, and 10 minutes from Walmart. The community itself is quiet and beautifully maintained. A must stay!

Great choice; Very Nice Property

Fantastic location, Updated property with great kitchen and common space. Very clean. Highly recommend this choice and will definitely hope to lease this same space again next year!. One small note: third floor with 3 beds has no closet space and no A/C in that room. A bit hard to keep that room cool without freezing everyone else.
