Welcome to Three Oaks Manor, a luxurious riverfront retreat that promises an unforgettable getaway. This stunning property comfortably sleeps 14 guests, making it perfect for large family getaways or private events. Nestled in a serene location, Three Oaks Manor offers the perfect blend of modern amenities with a rich, classic and timeless decor. As you enter the manor, you are greeted by the grandeur of the spacious living area and a magnificent view of the pool, sprawling lawn and the St. Johns River. Upon further observation you will notice the three stately oak trees for which "Three Oaks Manor" is named after. When you rec*over from the view, you will notice that the great room was specifically designed to offer several gathering options. If the view is what you're after, you may want to choose the sofa and club chairs that sit center stage, with unobstructed river views to catch magnificent sunsets or you may want to curl up on the sectional sofa in front of the fireplace to read a good book or enjoy a glass of wine to end the day.

This exquisite property features a chef's kitchen that is a culinary enthusiast's dream. The kitchen boasts a giant island with bar seating, perfect for casual meals and socializing. The open concept design seamlessly connects the kitchen to the elegant dining room, creating a spacious and inviting area for entertaining and shared meals.

In addition to the well-appointed kitchen, you'll find a dedicated coffee station, with a variety of complimentary choices of tea, drip coffee or espresso for your morning brew. The coffee station has a regular drip coffee maker as well as a Nespresso Vertuo coffee maker, with an assortment of regular and espresso pods.

The primary bedroom is thoughtfully located on the first floor, offering a private sanctuary away from the main living areas. This luxurious suite provides a peaceful retreat with its own elegant decor and amenities. Meanwhile, the second-floor houses four additional bedrooms, each with its unique charm. These upper-level rooms all have access to a shared balcony that overlooks the sparkling pool and the serene river. Each bedroom has a sitting area and all have a convenient sink and wash basin right inside the room!

As you make your way down the hall from the bedrooms, you'll discover another inviting living room designed for both relaxation and entertainment. This spacious area features panoramic views of the river, allowing you to immerse yourself in the natural beauty of the surroundings from the comfort of the indoors. Whether you're in the mood for a game of pool or a lively ping pong match, this multifunctional table provides endless entertainment options for guests of all ages.

But the surprises don't stop there! On the third level, the manor boasts a state-of-the-art movie room, where you and your guests can indulge in cinematic experiences without leaving the comfort of your home. Equipped with a popcorn machine and plush seating, it's perfect for movie marathons or catching up on your favorite shows.

Outside, you'll find a beautiful pool area that invites you to take a refreshing dip or lounge in the sun. The pool is surrounded by a spacious deck with plenty of seating, creating an ideal space for outdoor entertaining or simply relaxing and soaking in the tranquil riverfront views. After a refreshing swim, take a dip in the jaccuzi to warm up and relax the muscles! Enjoy your favorite cocktail or beverage and take in the beauty of Three Oaks Manor and all it has to offer! Please note the pool is only heated by the sun, it is not heated by a pool heater

*** Please Note: The locked gate restricting access to the dock is in place for your safety, as the dock is currently deemed structurally unsafe. There is absolutely no access permitted to the dock at this time. We truly hope you are enjoying your stay. Your safety is our top priority, and we appreciate your understanding and cooperation.***


The Manor is a large house that is suitable for private gatherings of up to 50 guests with PRIOR WRITTEN permission. This does come with additional fees and rules and must be pre-approved in writing by the host.

Rental Agreement and ID verification are required after booking. If house rules are not followed here is a list of possible charges:
Guest is not entitled to a partial or full refund if removed from the Property for a violation of the Agreement. There are NO PARTIES & NO EVENTS ALLOWED without written permission from the host Guest will be charged what is agreed to be nonpunitive amounts as follows:
$500 for each unauthorized animal. $500 smoking remediation if any smoking in the property. Cost of minimum of one nights stay if late check out beyond 10AM est.
$150/person/day if unauthorized or over the occupancy limit.
The invoiced amount plus $100 (or $100/hr. or a portion thereof for staff hours) for odor removal due to smoke or
otherwise, fines/citations/penalties, replacement of missing/moved items, damages not covered damage waiver,
stains, bed bug treatment, technical support, long-distance phone calls, pay-per-view purchases, tampering with
equipment (pool [a crime], pool alarm, air conditioning, smoke/fire detectors & extinguishers), extra cleaning (including due to illness), and similar
acts & omissions. $500 minimum charge for fixing the plumbing as a result of improper usage. Flushing anything beside toilet paper will cause a backup.

The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
