This would probably be the only property that I would not do a repeat visit going back to Japan. The property itself is not the most convenient to get to, even being near'ish Kyoto Station. It's about a 10 minute walk in any direction to get to any of the trains. That said, that wasn't the worst part. The unit itself was interesting. The tatami floors though were scuffed and dirty. Clearly people had been wearing their shoes around inside which was disappointing. It had a washer in unit but no dryer. I did a load of laundry and left them to dry all day on the provided rack but they were still quite damp by the next morning when I was packing up. All that said, the true negative for me at this place was the bed situation. They were awful. There are two twin built-in beds at the end of the unit that were essentially a crib mattress on wood offering absolutely no support. The other options were the traditional mattresses that you could lay out. However, these were not just cushions as with other places I stayed, these were some odd tri-fold springed mattresses that were also incredibly uncomfortable. I ended up putting them on the crib mattress to at least try and get Some form of comfortable, it did not really work. My back was pretty much in shambles after this stay.
