Hi there , I'm Justin ! First of all my home is your home. Please just respect my home as if it's your own. Much appreciated.

Now for the space.
This is a split level home with 3 Bedrooms 2 of which are upstairs (Master & guest room upstairs) and 1 bed and 1 bath downstairs.

The master bedroom upstairs has a new memory foam King size bed, 55" Roku Smart tv.

There are 2 closets one is nearly empty of personal belongings and available for use.

Master bath upstairs has beautiful walk in shower and double vanity.

The guest room upstairs has a comfy Queen size bed with a spring mattress sturdy metal platform type frame. Closet with organizer.

Downstairs is a 2nd Living area and 1 bedroom and its own detached bathroom. This Bedroom also has a King size bed.

The downstairs living/lounge area has a 4th full size bed memory foam mattress (open area great for the kiddos) a There is also a futon and comfy lounge chairs. Mini fridge for drinks.

The Kitchen you will find to be fully equipped. Everything you need is there.
Keurig coffee machine , Coffee grinder & French press if you like the coffee as I personally do myself. All the pots , pans and utensils you will need are there.

The upstairs living room has , a Couch and also Love seat that is super comfy for sitting , Laying and even sleeping if needed. I keep extra sheets in the house you can use for the couches. There are a couple extra blankets as well.

There is a 55inch Tcl Roku Smart tv.

In the back yard is a Table with 6 chairs and a lazy susan center to the table. A BBQ pit available to use. (p.s the ignighter is broken must manually light it)

A nice patch of real grass for the fur babies to enjoy.

Now that you have a good understanding of the home you will be staying in I just have a few rules and notes to mention.

No parties and must keep quiet hrs 10pm to 8am. Very important.

No shoes in the house.

Clark county has a noise ordinance that if broken will result in a $250 per guest fine and I could lose the ability to rent to future guests. I also live in a peaceful quiet neighborhood with the neighbors on both sides and directly in front of me all being families with school aged children. Please Please be respectful to my neighbors!

They understand you are here for a good time but you need to understand they have the RIGHT to live in a peaceful environment.

Ok if you read and agree to all of that then I'd love for you to stay at my place.

Quiet neighborhood. Friendly people. Everyone keeps to themselves. No drama. Very safe area. Safe to walk around even at night. Only a 10-15 minute walk to Smiths or Albertson's Grocery. Same to walk to Sam's Club or Walmart.
So many great cheap local eats in my area.

Short drive to the strip from my house less than 5 minutes from being on the freeway and 10 minutes from there to the Resorts on the strip. $13-15 uber to the center strip and Bellagio Casino .

Bus pass in Las Vegas is $5per day. Bus stop is just a short walk away.

5-6 miles to Mandalay Bay Convention Center

11 miles to Bellagio Casino , and The Tmobile arena @ the Park on the strip.

Getting to the strip from my house in south center of Las Vegas is always easy. much less traffic coming and going from my area than in the Southwest side of town.

My home is solely a vacation rental. Not a lived in home. However I do store some personal belongings in the house. It will be as you see in the pictures when you arrive. Closets available for use are basically empty with some hangers provided.

Water and ice on the refrigerator has been disconnected and cannot be used.

In summer months I ask that guests leave the AC set at 79 when out to try to reduce energy costs. Thank you for understanding and helping to keep energy costs and carbon footprints to a minimum.

Quiet hrs are 10pm-8am strictly enforced per county code. Violations can be $250 per guest fines per County ordinance as well as immediate termination of stay.

Must read and agree to house rules before completing booking. NO parties or events are allowed at this home. If found to be having an UNDISCLOSED party or event there will be a $1000 fee assessed. (party or event is defined as a large gathering of ANY KIND with more than the maximum number of guests allowed in the house, being 8 total.) You WILL also be asked to leave without refund by our on-call security service. Our cameras are monitored by our on-call security service 24/7 and will notify us of excessive guests over the number in your booking details.

A/C usage : Do not change thermostat programming. Please do not use "Permanent Hold" feature on the thermostat. Only use Temporary hold. Residential A/C units need to be able to go on/off periodically or they risk freezing the coils. Thermostat schedule is set to prevent this. Temporary hold can be used to adjust for comfort levels. Thank you for your cooperation !

Extra guest fees , 6 guests only are included in the advertised price. This is how we keep the house affordable for smaller groups. Larger groups are billed at $50 per head per night beyond 6 guests. ( ie 7th,8th,) Accurate guest count is required by our insurance. Perimeter cameras detect motion/sound. If we find that the guest count is inaccurate you will be sent a payment request for the extra guest fees. This must be paid within 2 hrs or you will be asked to leave the property by on-call security. More guests = more wear & tear on the property, water , power etc etc. Thank you.

Booking this home constitutes a Privilege to stay. House rules must be adhered to. We are serious about respecting our neighbors as should you be. Failure to follow house rules will result in Cancellation of stay with no refund. You WILL kindly be asked to leave.

No smoking or vaping of any kind inside the house. This includes Marijuana. If ANY evidence of smoking is found inside the house there will be additional charges of minimum of $750 & up to $2500.00 cleaning fee assessed in order to remove the smell. Depending on severity.

No illegal drugs or activities on premises


Cleaning fee is Simply a TURNOVER fee. This includes making sure you have fresh sheets , towels , wash towels , shampoo , body soap , hand soap , dish soap , etc. Please be kind to our cleaning crew. Guests are expected to wash / dry / put away CLEAN dishes. If you wouldn’t use or eat off of it then it’s not clean. As turnovers can be tight at times.

No refunds will be issued for minor cleanliness errors as in a loose hair here or there. We will always offer to make things right and send cleaners back if need be within 24 hrs of check in but we will not refund whether partially or in full. No modifications shall be made to the stay after check in for minor issues related to cleaning or complaints of pet allergies. This is a pet friendly home and as hard as we work to remove all pet hair that is impossible and we cannot control it , In a pet friendly home you will always find some small traces of pet hair. We will not refund or modify reservations due to pet allergies.

All Trash is to be deposited in respective bins upon your 11AM checkout. Guests may be asked to roll trash cans to curb the evening before trash pickup days. (Monday evenings)
