External Description

Villa Essiccatoio is immersed in the green countryside of Lisciano Niccone, in Umbria, near the border with Tuscany. The property is an ancient stone farmhouse from 1750, originally used as a tobacco drying room and as a mill for the production of oil.

Surrounded by a beautiful garden with lawn, the villa boasts a private parking, a barbecue, and an outdoor dining area with a large table, for alfresco meals.

Among the outdoor spaces you will also find a delightful pool (6 x 12 m), open from 15 May to 30 September, and equipped with outdoor shower, parasols, deckchairs, table, and swing.

Near the property there is a restaurant (internal dining room + terrace with 35 seats), open for lunch and dinner, where you can taste typical Tuscan/Umbrian dishes.

Internal Description

Spread over 2 floors, Villa Essiccatoio is divided into 5 apartments, all with independent entrance and air conditioning. The whole property can sleep up to 20 people, has 8 bedrooms and 7 bathrooms.

Every apartment is furnished in a perfect harmony between ancient and modern style. Internet Wifi is included. 1 baby cot and 1 high chair are available on request. Pets are allowed on request.

Apartment 1 (45 m2): Located on the ground floor, this apartment for 3 people consists of: a kitchen with hob, oven, coffee machine, toaster, microwave, and fridge; a living area with dining table, sofa and tv; a triple bedroom (1 double bed + 1 single bed); a bathroom with shower.

The apartment also has an outdoor area with gazebo, breakfast table, and chairs.

Apartment 2 (45 m2): This apartment for 4 people is located on the ground floor and consists of: a kitchen equipped with hob, oven, fridge, toaster, coffee machine, microwave, and washing machine; a living area with dining table, double sofa bed, and tv; a double bedroom; a bathroom with shower.

Outside the apartment is provided with gazebo, breakfast table, and chairs.

Apartment 3 (93 m2): Situated on the ground floor, this apartment for 6 people is made up of: a kitchen with hob, oven, microwave, fridge, toaster, coffee machine, and washing machine; a living area with fireplace, dining table, tv, sofa (for 3 people), and two sofas (for 1 person); two bathrooms (one with shower and the other with bathtub). The sleeping area consists of two triple bedrooms (each with 1 double bed + 1 single bed).

Externally there is a panoramic terrace with gazebo, breakfast table, and chairs.

Apartment 4 (120 m2): This apartment for 5 people is located on the ground floor and is composed by: an open-space living area with kitchen, sofa, tv, and dining table; a bathroom with shower; two double bedrooms (including one with ensuite bathroom with shower); a single bedroom.

The kitchen is equipped with: hob, oven, microwave, fridge, dishwasher, toaster, coffee machine, and washing machine.

Outside you will find a large garden with table, chairs, and parasol.

Apartment 5 (45 m2): This apartment for 2 people is situated on the first floor and consists of: an open-space living area with kitchen, sofa, tv, and dining table; a bathroom with shower; a double bedroom. The kitchen is equipped with: stove, oven, refrigerator, toaster, microwave, and coffee machine.

The apartment boasts a large panoramic terrace with gazebo, tables and chairs, from which you can admire a beautiful panorama.

At guests' disposal also an external washing machine, shared with Apartment 1.

Prices and conditions

Included in the price: Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Final cleaning (300.00€); heating during winter months (250.00€ per stay); electricity (300.00€ per stay); extra cleaning (20.00€ per hour); extra linen change (20.00€ per person); extra towel change (15.00€ per person); breakfast service available upon request. Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
