• This property is not fully fenced, and pets must be supervised and under your care at all times.
• Pets must not use furniture, beds, or linens.
• Bring your pet's own bedding, bowls, and poo bags.
• Clean up after pets and ensure they do not damage property or disturb neighbours.
• A $60 charge will apply for any excrement left behind.

ELECTRIC CAR CHARGING FEE
• Please advise if you intend to use the house electricity to charge your electric car.
• There is a fee of $20 per charge, which is charged separately.
• Kindly inform us of the number of times you plan to charge your car during your stay.
• There is no dedicated EV port at the property.
• Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the property’s electricity supply.
CLEANING FEE
• The cleaning fee reflects the actual cost of professional cleaning and linen hire for each booking.
SWIMMING POOL RULES
• Children must be supervised at all times while using the pool and in the pool area.
• No intoxication or disruptive behaviour in or around the pool area.
• No glassware is permitted in the pool area for safety reasons.
• Please ensure safe and responsible use of the pool.
DECOMMISSIONED SPA
• Please note that the spa next to the pool has been decommissioned and is no longer available for use at the property.
FIREWOOD SEASON
• 1st April - 31st October.
• During firewood season, a starter pack of firewood, kindling, firelighters, and matches is provided for your first night.
• Additional firewood and supplies can be purchased locally from petrol stations.
ELECTRIC FENCE
• An electric fence is installed around the garden to contain livestock.
• Please avoid touching the wires as they are live and will deliver a mild shock.
LIVESTOCK
• Sheep and horses are kept along the perimeter of the property.
• Their area is secured with an electric fence and is off-limits to guests.
RURAL AREA
• Please be aware that this property is located in a rural area, and snakes, spiders, and insects may be present.
• Take care when exploring outdoors, and avoid disturbing wildlife.
CCTV
• CCTV cameras are installed around the external areas of the property.
9PM OUTDOOR NOISE RESTRICTION CURFEW
• For the comfort of our neighbours, please adhere to a noise curfew from 9pm to 8am in all outdoor areas.
• We appreciate your cooperation in maintaining a quiet environment during these hours.
IN-HOUSE GUESTS ONLY
• This property is exclusively for registered guests.
• It cannot be used for gatherings or events, and no additional visitors are allowed without permission.
NO PARTY OR NOISE DISRUPTION POLICY
• We enforce a strict no-party and no-noise disruption policy.
• As this is a quiet residential area, any breach will result in immediate eviction without a refund.
PAYMENT POLICY
• Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date.
• Balance & Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.
• Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.
• Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments, including the bond.
• Statement: Payments will appear as ACCOMMODATE BLUE MOUNT LENNOX HEAD on your bank statement.
• Agreement: By making payments, you agree to our terms and conditions.
• Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.
CANCELLATION POLICY
• Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable. Cancellations made 31 days or more before arrival incur a non-refundable AU$5.00 channel manager fee.
• Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
• Event Cancellations: Accommodated is not responsible for the cancellation of events, functions, or activities, which are subject to our standard cancellation policy.
• COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
