Charming farmhouse with private pool in secluded location.
“Girou” is a lovely stone farmhouse with pool in a calm, secluded and peaceful setting surrounded by plum orchards, making it an ideal holiday home for families with children or a group of adults. Check-in/check-out for 2022 bookings is on Saturdays (Fridays for 2023 bookings) and the minimum stay is 7 days.
The house has been completely renovated yet retains its character with original beams and tiled floors. It is a 'home from home' with everything you will need for a comfortable stay.
The 206 m2 (2,217 sq. ft) interior accommodation comprises 3 public rooms, 4 bedrooms (two with en suite), dining kitchen, two additional bath/ shower rooms, and a utility room.
The exterior plot of 8,000 m2 includes two large equipped terraces (one covered) at either end of the house which are perfect for relaxing and unwinding whilst sampling the local food and wines.
There is also a 10m x 5m private swimming pool which is open from May to September. The pool is 2 metres deep at the deep end and 1 metre deep at the shallow end. It is surrounded by a tasteful and robust wrought iron fence for optimum safety and bordered on two sides by an attractive hedge. The remainder of the plot comprises lawns and a plum orchard.
The farmhouse is located on the edge of the village of Monteton, 5 minutes from Allemans du Dropt with its shops and restaurants. The Bastide town of Eymet is 14km with Duras, Lauzun and several other picturesque towns and villages within a similar radius. The popular tourist town of Bergerac is 40km and Bordeaux, voted by Lonely Planet as the best city in France to travel to, is only 100km. The house is ideally situated for exploring the beautiful Dordogne and Lot et Garonne “departements” and the wider Aquitaine region.
Activities within easy reach include:
o Sampling the produce at one of the many local day and night markets.
o Eating in one of the excellent local restaurants (with prices to suit all budgets).
o Exploring the numerous walking, hiking and cycling routes.

Girou was created around 15 years ago through the combination and extensive renovation of a long-established farmhouse and its adjoining plum drying barn.

Family Lounge (8.2m x 4.2m) - a large living area with comfortable sofas, chairs, ancillary furniture and new Sony Brava TV (with Sky and DVD player) designed to be ideal for family activities and relaxation. A door leads out to the pool and garden. The room has a wood burning stove for winter use.
Living Room (5.7m x 5.0m) - a large living area with comfortable sofas, coffee table, desk, bookcase and new Samsung TV (with Sky in English and Freebox in French) and designed to contrast the family room and be a peaceful retreat and study. A selection of books and board games is provided for the use of our guests. A waterproof Flip 4 Wi-Fi speaker is provided for music. A wood burning stove makes for a cosy atmosphere on winter nights. A door leads out onto the large terrace with its views of the garden and pool.
Dining Room (5.0m x 4.4m) - a large dining room with solid wood dining table, dining chairs and ancillary furniture.
Family Kitchen (5.7m x 4.2m) - the fully equipped dining kitchen has a fridge/freezer, dishwasher, electric hob, separate electric oven with grill, microwave, Nespresso coffee machine, toaster, kettle and TV. The large oak table comfortably seats 8 people. A door leads out on to a large (40 m2), attractive covered terrace adorned with creeping grape vines.
Utility Room (3.0m x 2.0m) with washing machine, sink, iron/ironing board and vacuum cleaner.
Shower Room and Toilet (2.0m x 2.0m) - tastefully tiled with quality fittings, this room was extensively upgraded in 2019 and consists of a shower, toilet, heated towel rail, wash basin and cabinet with drawers.
First Floor:
Master Bedroom (5.1m x 5.8m) with a king size bed. A large, tastefully-decorated room with beams, offering fitted wardrobe, chest-of-drawers, chairs, table and TV. A door leads through to the en-suite with shower, bath, WC, heated towel rail and basin. A portable air-conditioner is provided to keep the room cool in the summer.
Bedroom 2 (3.9m x 4.9m) has a king-size bed with two large wardrobes and two bedside units. The room is kept cool in the summer by a portable air conditioning unit. The en suite has a shower, WC, heated towel rail and vanity basin unit with mirror.
Bedroom 3 (3.3m x 3.0m) has a double bed with two bedside chest of drawers and a further large chest of drawers. A highly-effective portable tower fan is provided.
Bedroom 4 (4.3m x 3.1m) has a double bed and single bed as well as a large chest of drawers. This characterful, beamed room offers flexible family accommodation to sleep up to 3 persons. A highly-effective portable tower fan is provided.

Quality bed linen, towels, pool towels and hairdryers are provided. For bookings of two weeks or more, a mid-stay/weekly clean and change of linen and towels is included.
