About this property

Percys Cottage Storybook Heritage Charm in Town

Tucked along a historic Mudgee street, this character-filled cottage sits within a 300-metre radius of key hospitality spots, inviting you to slow down and settle into country town living. Step out for coffee, browse weekend markets, or spend evenings at local pubs and wine bars—all on your doorstep. Return to the cottage for relaxed game nights at home or cosy evenings by the fireplace. Prepare meals in the kitchen, then dine alfresco as the fire pit flickers and the garden settles into dusk.
Step back in time and experience a piece of Mudgee’s history, where this character-filled cottage sits among homes dating back to the late 1800s. Once walked daily by workers, tradespeople and shopkeepers supporting the nearby goldfields, these streets now lead you gently into town. Today, that same easy stroll connects you to Mudgee’s historic centre, where heritage buildings now house cafés, restaurants, galleries and wine bars.

Inside, the home feels warm and relaxed, with an inviting living room that encourages you to settle in. Whether it’s a quiet night with a book, a movie on the TV, or gathering for games, this central space sets the tone for slower evenings. Split-system heating and cooling keep things comfortable, while the gas fireplace adds an extra layer of warmth on cooler nights.

Toward the rear, the layout opens into a light-filled kitchen and dining area designed for easy, everyday living. The kitchen is fully equipped for cooking at home, with everything you need to prepare meals, while the adjoining dining table encourages long, unhurried catch-ups. French doors lead you out to the covered alfresco, creating a natural extension of the living space. The private garden offers a quiet place to dine alfresco or gather around the fire pit as the evening settles in.

Both bedrooms offer a calm and simple retreat, each with a queen bed dressed in soft linens for a restful night’s sleep. The bathroom includes a bath and shower, while a second toilet is conveniently located off the laundry. A washing machine and dryer make longer stays easy, with thoughtful extras like books, board games and Wi-Fi helping you settle in comfortably.

Parking is provided on the driveway, with ample street parking also available.
