The main living space features a plush sectional beside the fireplace and flat-screen TV, creating a comfortable setting to relax and unwind. The adjacent dining area includes seating for six and sits just off the kitchen, while a sliding glass door opens to an oceanfront balcony—bringing in coastal breezes and uninterrupted views.

Outdoor living is spread across multiple levels, beginning with the ground-floor oceanview patio featuring lounge seating, a fireplace, a dining table for seven, and an outdoor shower located along the side of the home. The second-floor balcony includes a dining area, BBQ, and sweeping ocean views, while the third-floor balcony offers additional seating and a cozy fireplace for elevated coastal relaxation.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with large and small appliances for effortless meal preparation. A generous kitchen island provides barstool seating for three, creating a casual gathering space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: The home features a full laundry room with a washer and dryer located on the second floor. Guests are responsible for bringing their own detergent and laundry supplies.
Parking: This home includes one garage parking space and an additional covered carport space. There is also general neighborhood street parking, metered, unmetered, and pay-station.
Recreation Gear Rentals: Additional beach gear or recreational equipment are available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, plus Pack n Play portable cribs, portable high chairs, jogger strollers, and much more. Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
