86 Broadway is an entire house consisting of three 2 bedroom apartments all with full kitchens, pull out sofas, and private bathrooms. Located in the more locally populated Broadway neighborhood, this dog friendly building is just a seven minute walk to Newport’s waterfront, although the neighborhood itself is home to many restaurants and coffee shops. This is the perfect place for a group who wants to be together, but also enjoy some privacy. See below for a breakdown of each individual unit.
While we want our guests to enjoy their privacy, we are also readily available for anything you might need, from extra towels to dinner recommendations. Just send us a message or give us a call.

Located in the more locally populated Broadway neighborhood, this pet friendly building is just a seven minute walk to Newport’s waterfront, although the neighborhood itself is home to many restaurants and coffee shops.
Windward Suites properties are all keyless, and instead use keypad smart locks for all of the doors for both the buildings and units. All guests will receive an email the morning of their arrival with the instructions, codes to the doors and Wifi. Super easy!
Check-in time is anytime after 3:00 p.m. Check-out time is 11:00 a.m. Please be respectful of these times unless you have contacted us, as we have a cleaning crew who need the time to do a thorough job before and after all of our guests.
Parking is on street parking. There are no meters and no residential parking sticker requirements which makes it easy to find spots.
Ultra-walkable downtown Newport RI—no car needed! Broadway hotspots, restaurants, shops, wharfs, and attractions are 2-5 minutes on foot. Off-street parking included (your designated spot; extra possible on request). Uber/Lyft/taxis everywhere; bike rentals close for easy rides. RIPTA buses nearby for bigger outings; trolley tours for chill exploring. Nearest Amtrak in Kingston, RI (~20 min drive); T.F. Green Airport (PVD) ~30-40 min.
