However, we cannot guarantee the continuous or flawless operation of any mechanical equipment. Unexpected failures can occur, and some issues are beyond our ability to predict. If something does go wrong, we’ll respond promptly and do our best to resolve it ASAP.

Additional Terms and Conditions
1. Supplies
Starter household cleaning and hygiene products are provided. Guest is responsible for any additional supplies beyond the starter set.
2. Rental Party
Only guests disclosed at booking are permitted to occupy the Property. All persons staying are bound by this Agreement.
3. Occupancy Limits
Maximum occupancy is 12 persons unless prior written consent is obtained. Exceeding this limit incurs a charge of $500 per unauthorized guest, per night.
4. Visitors
Visitors are permitted up to the occupancy limit (12 persons total). Overnight stays by visitors may incur additional charges.
5. Rental Period
Check-in: 4:00 PM; Check-out: 10:00 AM. Late departure without prior approval may result in additional charges equal to the daily rental rate.
6. Access & Security
Guest will be provided with an access code. Unauthorized access to locked or restricted areas constitutes grounds for immediate termination and liability for any damages or missing items.
7. Rental Rules
Guest agrees to comply with the following:
• Minimum rental age: 25
• No parties or events
• No smoking indoors (violation incurs $1,000 penalty)
• Pets allowed with fee
• No unauthorized rearrangement of furniture or consumption of food in bedrooms
• Kitchen must be cleaned after use
• Trash must be bagged and placed in designated outdoor bins (pickup: Mon & Thu)
• Furry friends welcome ($125/pet, max 2 — dogs & cats only)
• Requests to heat the pool will incur a cost of $50 per night
• Additional guests over capacity: $500/night per person
• Violation of rules resulting in neighbor disturbances or illegal activities may lead to immediate eviction and legal reporting

Available on driveway and street.
9. Maintenance & Repairs
While systems are maintained, no guarantee is made against mechanical failure. Guest must report issues promptly. Repairs will be performed in a timely manner, with no rent reductions or refunds for interruptions.
10. Force Majeure
If a mandatory evacuation is ordered due to a natural disaster or government directive, the Guest will receive a prorated refund for any unused nights.
Otherwise, the Guest is responsible for their own travel insurance. Hurricanes are common in the region, but they rarely trigger mandatory evacuations—so if your trip is disrupted without an official order, that’s where travel insurance steps in.
The Owner is not liable for delays or cancellations caused by events beyond reasonable control, including but not limited to weather, utility outages, equipment breakdown.
11. Liability Waiver & Risk Notice
Owner is not responsible for any accidents, injuries or illness that occur to any member of the Rental Party or Guest’s visitors while in the Property or on the Property. Owner is not responsible for loss of personal belongings or valuables belonging to any member of the Rental Party or any of Guest’s visitors. Guest agrees to assume the risk of any harm arising from use of the Property.
UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL OWNER BE LIABLE TO GUEST OR ANY OTHER PERSON FOR ANY DAMAGES OF ANY NATURE WHATSOEVER INCLUDING ARISING OUT OF OR RELATING TO THIS AGREEMENT OR GUEST’S RENTAL OF THE PROPERTY OR USE OF THE PROPERTY. IN NO EVENT WILL OWNER BE LIABLE FOR ANY DAMAGES IN CONNECTION WITH THIS AGREEMENT, EVEN IF OWNER SHALL HAVE BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGE.
TENANT is advised that the UNIT contains a bunk bed. TENANT agrees to use the bunk bed at his/her own risk and to hold the LANDLORD harmless for any damage and/or injury caused by TENANT’s said use of a bunk bed. TENANT shall be liable for any damage caused to the bunk bed.
12. Indemnification
Guest shall indemnify and hold Owner harmless from liability for property damage, injury, or legal claims arising from occupancy or rule violations.
13. Breach of Agreement
Violation of these terms, including over-occupancy, unauthorized visitors, or non-compliance with house rules, may result in eviction and forfeiture of all rental payments and deposits.
