Kozy on Kipling is a great place to relax and feel at home. Clean, fun, relaxing, freshly updated for a great experience, nice decore and ready for you to enjoy. We tried to think of everything so you don’t have to. Whether you are cooking a nice meal, enjoying the coffee bar or relaxing by the fireplace we want you to feel at home. We are super convenient to all types of restaurants, shopping and interstate 10. West Florida hospital is 1/2 mile away. The university is 5 mins and the airport is less than 5 miles away. Pensacola beach is only a 30 min drive. 15 mins from the pace sports complex. The property truly is convenient to so much. Some of the best Mexican food right around the corner as well as a local brewery with a fun atmosphere and lots of space outdoors to play just 1 mile away.
The home can sleep 8. Preferably 4 adults and 4 children. There are two queen sized beds, a trundle bed, a twin bed and a pull out sofa. There is a mattress topper provided for the sleeper sofa for a more comfortable nights sleep. Atnt high speed fiber internet service provided as well as two smart TV’s just bring your streaming passcodes and you are ready to go. There is a washer and dryer, iron and ironing board. The kitchen is fully stocked and includes stainless steel pots and pans, an air fryer, blender, toaster, George Foreman grill and all the kitchen utinsels. The coffee and wine bar has all you’ll need for a great cup of joe or an expresso, a latte or a cappuccino. The coastal decor will calm your mind and have you thinking of the sea. The bathrooms have oversized rain shower heads with calming beach colors. Kozy on Kipling is the ideal way to get the most bang for your buck. A nice, clean, safe, comfortable setting at an affordable price.
The unit provides 2 off street parking spots directly in front of the unit and outdoor cameras for added security. House manual and house rules: All the manuals to appliances are in the drawer in the entertainment cabinet except for the cappuccino machine it’s in the basket at the coffee bar.
TV’s are smart tv’s and ready for you to bring your own streaming service log in. Remotes should be in the drawers.
WiFi is high speed fiber from Atnt.
Absolutely no parties, gatherings or events.
This is a shared building/townhouse so please Be mindful and courteous of neighbors. No loud music or noises. Keep all noises to an appropriate level. Quiet hours are from 9pm to 8am.
There are two off street parking spots provided with the unit and are directly in front of the home. Please do not park in the neighboring driveways.
We are not responsible for any articles left behind.
The back bedroom has the rear entrance to the patio. There is a safety latch at the inside of the top of the door. If you have younger kids staying in that room without an adult and/or you choose to have extra security so they can’t open the door please feel free to latch this while the room is in use. Just make sure to unlatch it prior to leaving the home whether for the day or your final departure. In case of an emergency and we need to enter in thru the back door we will not be able to open the door from the outside with safety latch on.
The kitchen is fully stocked with everything you should need to cook. If we have overlooked anything and you feel there is something missing or that we need to add please reach out and let us know.

Pets must be approved prior to renting.
No pets allowed on any furnishings.
If pets are found on premises without prior approval or to be found on furnishings there will be a $500 fee applied.
If we approve pets to stay please don’t allow them on the furniture or beds and keep cleaned up after them. We don’t want any future guests to have any allergic reactions due to pets being on any furnishings. Any pets allowed must be on a leash when outdoors. Please pick up after the pets and discard any waste. When leaving the home do not leave any pets unattended.

There is absolutely no smoking of any kind inside the home this includes vaping. There will be a $500 fee added to your stay if there are signs of smoking inside the home to remediate any and all smells or presence of smoke.
We do want all our guests to fully enjoy themselves, to be able to relax in a nice safe environment and we do our best to accommodate this. Please be respectful to the property and to future guests by cleaning up after yourself and keeping coffee makers cleaned out and any appliances used.
You will be responsible to clean the kitchen, cleaning and putting away all dishes and any appliances used prior to departure.
There are plenty of bathroom towels under the sinks.
All dirty towels can be placed inside the shower prior to check out. Please be conservative and reuse the towels for a couple of uses. There are hooks on the back of the bathroom doors to allow the towels to dry in between uses.
Please remove the sheets from the beds that have been used and place them in the laundry room prior to departure.
Bag up all garbage and leave in the kitchen or preferably place it in the trash cans outside next to the entrance of the driveway. By doing this it helps us to keep the cleaning costs low for our guests.
Damage compensation- you will cover any amount of compensation for damages occurred during your stay.
There will be an additional $75 cleaning fee if rules are not adhered to on top of any existing or other fees applied.
$50 late check out fee will apply without a 30 mins notification of an extension.
