PRIVATE PROPERTY (lease only) - Villa Emily is a country residence with a classic and elegant style, nestled in the green hills of the Marche region, just a few kilometers from the center of Pesaro. Set within a fully fenced private estate of approximately 13,500 square meters, the villa offers warm and welcoming interiors with traditional furnishings, exposed wooden beams, and wide openings onto the surrounding garden. The interior spaces are bright and spacious, designed to provide maximum comfort for families and groups of friends, with numerous areas for relaxation and conviviality, both indoors and outdoors. The private swimming pool, located at the heart of the park, invites guests to enjoy moments of well-being and tranquility immersed in nature. Its secluded yet easily accessible location allows for quick access to the Adriatic coast and the main cultural and natural attractions of the Marche region.



The villa is laid out over two levels connected by an internal staircase.

On the ground floor, the entrance opens into a spacious and functional kitchen with a dining table, next to a convenient pantry. Adjacent to the kitchen are two separate living areas: a cozy lounge with fireplace and a bright dining room with TV area and a second fireplace. This level also includes one double bedroom, a bathroom with shower, and a laundry room.

Upstairs, there are four double bedrooms, tastefully furnished and welcoming. One of the bedrooms features an en-suite bathroom with shower, while the remaining three share a second bathroom, also with shower. The rooms are harmonious and comfortable, ideal for a relaxing stay in every season.



The property is set within a flat, fully fenced park of approximately 13,500 square meters, enclosed by a green net fence 1.90 meters high, making it ideal for guests traveling with pets. The access road is unpaved but well maintained (gravel). The garden features wide lawns, tall trees that provide natural shade, and flower beds that enhance the atmosphere. The outdoor areas are thoughtfully arranged to encourage moments of relaxation and outdoor living, with designated spaces for dining or simply enjoying the peace and quiet of the countryside.



The pool is located to the side of the villa and is reached by crossing the lawn. Rectangular in shape with Roman steps, it measures 12 x 7 m and has a constant depth of 1.50 m. It is lined with light blue PVC and purified by a chlorine system. The surrounding area is furnished with sun loungers and shaded areas, perfect for relaxing and enjoying the natural landscape in complete privacy.



Villa Emily is located in a quiet hillside area just outside Pesaro, along Strada Cerreto, surrounded by greenery yet within easy reach of the city center and the Adriatic coastline. The property serves as an ideal base for exploring the scenic and cultural treasures of the Marche region and central Italy. In just a few minutes, guests can reach the equipped beaches and restaurants along Pesaro’s seafront, while the inland areas offer charming historic villages such as Novilara, Gradara, and Candelara, known for their medieval charm and traditional festivals. Nearby, guests can also enjoy nature destinations such as the Monte San Bartolo Nature Park, ideal for hiking and panoramic walks, and the Gola del Furlo State Nature Reserve. Art and music enthusiasts can visit Rossini’s Birthplace, the Rossini Theater, and attend the many cultural events that take place throughout the year.
