Our host was very accomodating. We were about 3 hours later than anticipated checking in and he was wonderful about it. He still met us when we arrived and showed us everything. The apartment is exactly as pictured. The location is wonderful. Close (walking distance) to EVERYTHING including many, many restaurants, gelato, shopping, etc...and a taxi stand at the Spanish Steps 1.5 blocks away. Lots of tourists in the area but.... we were tourists! There is a European sized elevator but we usually used the stairs. The apartment was nice and quiet. The air conditioning (splits in each room) worked perfectly and we definitely appreciated it in August! The "kitchenette" area is small. Our only wish would be a slightly larger refrigerator with a freezer (yes, we're Americans, we like ice) but that said, for 3 people the utensils, etc... were fine. I would recommend this apt for anyone with 2-4 adults and would definitely stay again.

The apartment was in a perfect location for our Rome vacation. The apartment was cozy, cute and was a reasonable walk to all of Rome’s highlights. The neighborhood was safe and though the streets were lively, the rooms were very quiet. The owner was very friendly and very responsive & helpful. We would definitely stay again!

Perfect location, Vittorio has a perfect gem in the middle of where you want to be in Rome. Would recommend and would stay again. Minutes from the Spanish steps and trevi. Easy walk to anywhere in Rome.

This was an amazing location, really close to all our points of interest and we felt very safe here no matter the time of day. Vittorio always responded quickly to any quest89’s we had and the apartment itself was perfect for what our family of 4 needed. It was a comfortable place to come back and rest or escape the summer heat. We would definitely stay here again the next time we are in Rome.

Perfect Apartment

This is the perfect apartment for a small family or girl’s trip! None of the reviews I saw mentioned that it is on the best street! Chanel store across the street. 40 min walk to Colosseum. Easy walk to Pantheon, Trevi fountain, Spanish steps. Via del corso has Zara etc. great nightlife nearby but not loud. It has a nice little living space. Highly recommend.

Amazing Property in Perfect Location

We loved out stay at Babuino Imperial House. The location is absolutely perfect...just a quick walk to Piazza di Spagna, Via del Corso, and other sites in the historic center. The apartment was very comfortable for our group of two adults and two kids, and since the windows opened onto an interior courtyard rather than the street, you didn't have all the noise you'd normally expect in a location downtown. The host has retained some of the beautiful historic finishes in the home--especially in the living room--but it has also been updated with the modern amenities you need. If you visit in the summer (as we did...in the middle of major heat wave), be aware that the AC is great by Italian standards, but may seem a bit underpowered if you're accustomed to meat locker American AC. The host, Vittorio, was wonderful (one of the best VRBO hosts we've ever had) and was very gracious in offering restaurant recommendations and other local insights when we asked. We would highly recommend this property and we plan on returning next time we're in Rome.

Great location for short stay in Rome

I met my two teenage daughters in Rome for six days. The apartment was centrally located near the Spanish Steps - we walked EVERYWHERE! Great restaurants all around the apartment. Very clean and really a great spot! The host was really helpful and very responsive!

Fantastic Location

Literally 2 minutes from the Spanish Steps with designer stores in the block. Very quiet at night and a wonderful neighborhood with tons of restaurants. Very comfortable and good for a family of 4 or two couples but no kitchen. It was a perfect place to sleep while visiting Rome since we were constantly out anyway. Grazie!

Perfect Location and Beautiful Apartment

This was a father/adult daughter birthday vacation so we decided to pick a special VRBO listing. This apartment was as beautiful as portrayed by the pictures and it's perfectly located for site seeing, people watching, shopping and excellent restaurant choices. A great experience!

My family of four stayed at Babuino Imperial House – Spanish Steps from the end of May 2024 onwards for 4 nights, booked on VRBO. The property was spotlessly clean, well thought out, comfortable and well appointed. The property manager was very responsive both in terms of speed and accuracy. He was also reliable and helpful in giving us advice about our stay in Rome and how to get around. Overall it was wonderful and I would certainly recommend this place!

Great Neighborhood - Nice Apartment

The view from this apartment isn't of the main street - it faces a courtyard. No Laundry. No airport pickup. Small shower. Fee for extra towels. Very safe and well appointed apartment with great air conditioning. The host was very responsive. I would recommend this to anyone looking for an upscale place to stay in the area of the Spanish Steps.

Beautiful apartment in beautiful Rome!

We could not believe how lucky we were to stay in such a beautiful apartment in such a beautiful location in Rome. Having never been to the city before we did not know just how many great restaurants and shops would be right at our doorstep, and the apartment was a cool, quiet escape at the end of the day. With gorgeous artistic touches, comfortable rooms and a very attentive and helpful manager, this apartment truly felt like home away from home and we hope to get to stay again soon.

Very nice apartment in safe, fun neighborhood

This apartment is a great home base for a visit to Rome. Apartment was clean and comfortable. Beds are nice; A/C in every room; bathroom / shower are great. Kitchen is a bit compact (microwave, but no stove or kitchen sink); fine if you're mostly eating at restaurants. Neighborhood is very nice. Lots of shops nearby; two blocks to the Spanish Steps and down the hill from the Borghese Gallery and gardens; short walk down to the Centro Storico. Felt very centrally located, but also quiet and safe at night. Communication with owner/host could not have been easier. Vittorio reads and responds to VRBO and What's App messages at light speed. Every time we needed something, he got back to us within minutes. Very nice to have that kind of communication with a host. Top-notch experience. Would definitely stay here again.

Fantastic Rome Apartment!

We stayed in this apartment over the weekend. We can’t say enough good things about it and the host Vittorio. He was so helpful and accommodating with everything we needed. It was extremely hot and it was so nice to come back to an apartment that had great air-conditioning and modern amenities. Plus to top it off. The location is amazing. You are literally steps from the Spanish steps, very close to the Trevi fountain and every high end retailer you could imagine. Will definitely stay here again if we’re back in Rome! Thanks for making our weekend so seamless.

We'd come back!

A lovely, quiet Roman apartment in the middle of everything. My three adults sons and I enjoyed ourselves in Rome and resting in this apartment when we could. Our host was very helpful and attentive and the beds were very comfortable. Note: the living room couch looks big enough to sleep on however, as an adult, only if you are shorter will this work. Stay here. You will be very happy and comfortable.

We had a wonderful stay, the location is central to Rome near Spanish square and subway station. The property is well designed and maintained, 2 bedrooms are must for family vacation with older children. The owner Vittorio is responsive to messages and let us check in earlier. Overall, everything is top notch!
