The building is going through a much-needed facade repair and repainting. Some areas on the pool side of the building have been roped off, including the kiddie pool, for resident safety. This renovation should in no way impact your stay!
In order receive detailed self-check in instructions, the guest is required to upload a photo government ID of every guest staying at the property as well as phone number and email for each party. The individual who makes the reservation must be the registered guest, be at least 25 years old.
OCCUPANCY: This unit allows 2 overnight guests. Over occupancy may result in eviction and penalties.
PETS: Only small to medium and well-behaved pets may be allowed. Please let us know in advance if you travel with pets since the building also has a pet policy. Once the administration clears our request, you may bring your pet. If there are any complaints regarding the pet with neighbors or residents, the removal of the pet may be requested.
CHECK IN/CHECK OUT: Check-in time is at or after 3 pm, and check-out time is before or at 11 am. Early check-ins and late check-outs are based on availability and can be requested in advance.
SMOKING: Smoking or vaping of any kind is not allowed in the unit.
RAILINGS: Nothing mat be hung on the balcony railing, ie. wet beach towels, etc. per condominium rules.
GATHERINGS: We know you are coming to Puerto Rico to have a good time, but we work hard to maintain a good relationship with neighbors and residents. This property has a strict `No Party` policy.
QUIET HOURS: Quiet hours are from 10 pm to 8 am. It`s a residential building, not a hotel. Many residents go to work early in the morning. Guests are responsible for the conduct of all persons in their unit.
POTENTIAL HAZARDS:
SWIMMING POOL: Guests are responsible for their security and conduct when in the pool area and must follow all pool rules.
ATLANTIC OCEAN: There are no lifeguards on the beach, sometimes the ocean is calm, and you can go out for a swim; however, be advised that rip currents are very often in our area. There are several online weather bulletins you should check. Please be cautious and play it safe!
GUESTS WITH CHILDREN: Adult Guests/Parents are responsible for the behavior and well-being of their children. Do Not Leave Your Child UNATTENDED. The Open entry area, Laundry, and Kitchen cabinets are critical areas where unattended children should not be allowed. The same rule applies to the building`s common areas.
SECURITY: For security reasons, The building has audio/video recording cameras in hallways, common areas and outside the building. The building has two security guards, be kind to them; they are accommodating but they are not concierges. Inside the unit, we have a smoke detector and Minut, which measures sound levels and alerts us if things are too loud so we can give you a heads up. None of the security features in our apartment record the content of any sort. Your privacy is guaranteed.
BUILDING RULES: Our building has the following communal rules. Any disregard of these rules may result in penalty fees; please help yourself and us keep out of trouble:
-Always wear shirts and shoes when inside the building.
-When wet, use the cargo/service elevator.
-When carrying your bags or beach chairs use the cargo/service elevator.
-You can drink in the pool area using no glass containers; however, drinking or eating in the swimming pool is strictly prohibited.
-Additional communal rules are posted inside the unit. Please make sure you read them.
Failure to abide by the listed rules and policies may lead to eviction without refund.
STORMS and HURRICANE POLICY : We understand that weather can be a concern when traveling to a tropical island. Our hurricane and storm policy is designed to be clear and fair: Refunds will only be issued if the National Weather Service declares a mandatory evacuation for our location. In such a case, we`ll refund the unused portion of your current booking, or any reservation scheduled to begin during the mandatory evacuation period, starting from the day the order is given. Unfortunately, we cannot offer refunds for regular rain or tropical storms, as these are part of the natural climate here. However, we`re happy to work with you to reschedule your cancelled vacation based on our availability.

The individual who makes the reservation must be the registered guest, be at least 25 years old. We kindly ask guests to use the property as a vacation rental, adhering to all applicable laws. Only the confirmed number of guests listed in the reservation are allowed in the unit. We kindly as our guests to maintain a peaceful environment, ensuring that noise or disturbances do not disturb nearby property owners. Any disruptive behavior in the unit or common areas may lead to the immediate eviction from the premises, and unfortunately, no refunds will be offered. Guests will also be responsible for any fines incurred due to inappropriate behavior while on the property.
Check-in is available any time after 3 PM, and we kindly ask that you check out by 11 AM. Special arrangements, if possible, may be made in advance by contacting KASA.
We want to maintain a peaceful environment, so parties or events are not permitted unless specifically approved in advance.
For the comfort of all our guests, smoking or vaping products are not allowed in the property. A fee of $500 will be incurred if this policy is not followed.
In the event that you misplace any items, please note the following fees:
$75 for lost keys
$50 for lost or damaged TV remote or AC/FAN remote
$60 for lost or damaged parking remote.
As your host during this short-term stay, we retain the right to cancel a reservation due to unforeseen circumstances. If that happens, we will strive to provide similar accommodation or offer a full refund or credit for a future visit.
Please be aware that our cancellation policy varies based on the booking. You can find the specific terms associated with your reservation on the booking platform used. Refunds will be credited back to the original payment method within ten business days.
If you`ve been approved to bring a pet, an additional $250 damage deposit will apply.
If you do not check in for your reservation, without prior notice, the entire cost of the stay will be charged, and no refunds will be issued.
Regarding utility outages, please note that if they occur due to circumstances beyond our control, we are unable to provide refunds or compensation unless the outage lasts more than 24 hours. In such cases, any compensation will be determined at the host`s discretion. For any issues related to Wi-Fi outages, we will do everything possible to have services restored by the provider, however, we regret that no refunds can be issued.
If guests leave personal items behind, we will make every reasonable effort to return them after contacting the guest. However, if these items remain unclaimed for 30 days, they will become the property of the host, who cannot be held responsible for their condition.
We also want to clarify that no refunds can be granted for shortened stays due to adverse weather, personal emergencies, or other commitments.
