• Pets: Pets are permitted with prior approval and payment of $50 per pet per night. Please inform us promptly upon booking about the type, age, and name(s) of pet(s).
• There is a $25 fee for any lost or unreturned keys.
• Linens and towels are provided.
• Smoking: all Lexvest properties are smoke-free. To respect the homeowner and other guests, smoking is strictly prohibited inside all buildings and within 50 yards of buildings and/or outdoor amenities. If you smoke, we reserve the right to charge a $1,000 smoke remediation fee.
• Parties + Gatherings: due to local community rules and guidelines set by the owner, parties and gatherings with guests in excess of the maximum guest count are prohibited at this property. We cannot accommodate weddings, or any events with outdoor music, catering, excessive alcohol, etc. Any party or gathering is grounds for immediate termination of your stay and removal from the property with no refund.
• Drones and fireworks are prohibited on property.
• Cleaning: the property is professionally cleaned prior to your arrival. For longer stays, we require professional cleaning by our housekeepers every 2 weeks; guests can arrange and pay for this cleaning with the manager. Regardless of the length of stay, we reserve the right to assess fines for excessive cleaning, trash removal, and property damage.
• Rental Agreement: to ensure a safe and comfortable stay, the owners of this property require that all guests sign a Rental Agreement that clearly sets forth the terms and conditions of your stay. We send the Rental Agreement with your booking confirmation and we require your signature within 24 hours; we reserve the right to cancel your booking with a 15% cancellation fee if we do not receive a signed agreement.
• Guest Count: please reserve the property for the actual number of guests in your party; no additional guests are permitted without host approval. Guests may not sublet the property.
• No refunds: while we make every effort to ensure that the property and all amenities are available to guests during their stay, we make no guarantees and we do not refund guests for unavailable amenities; utility outages; weather, etc. We advise guests to exercise caution in inclement weather. • Damage Waiver: to protect the property and its contents, we require guests to purchase an accidental damage waiver with $59 of coverage. We also recommend that guests consider spraying clothes with Permethrin when walking outside, to help avoid ticks. In winter we recommend guests pack several layers of warm clothing and ensure that their vehicles are ready for potential snowfall. For other clothing, most all venues around are very casual.
