On the ground floor is an elegant sitting room featuring a bay window and living flame gas fire in wooden fire surround with a wall mounted 55 inch flat screen television offering SKY television including the sports channel. It has a separate well-proportioned dining room with patio doors leading out to the impressive gardens. There is a guest WC with wash hand basin on the ground floor. The kitchen is fully equipped with all new modern appliances including dishwasher, microwave, oven, fridge and three drawer separate freezer and a wall mounted flat screen television There is also a small utility room with a washing machine and separate tumble drier. There is a large, spacious ground floor bedroom with a stunning en-suite bathroom with a bath tub and a separate overhead shower. Upstairs there are two further double bedrooms, one with a large en-suite shower room. There is another large shower room with WC and hand basin situated at the turn of the stairs for the use of the guests using the other bedroom. The house benefits from gas central heating and sash and case style double glazed windows. The garden is a wonderful space to relax in with various patio areas, designed to take advantage of any sunshine, which provide sheltered and private areas for outside entertaining.

Please be aware that the annual Lamas Street Market will be in operation in St Andrews from the 6th August 2020 until 11th August 2020 which will affect the house. It runs from Thursday to Tuesday evening in the neighbouring streets of Market Street and South Street. These streets will be very busy and noise can travel from the market to the house. South Street and Market Street will be closed and car parking and access will be limited at this time. There is no parking on South Street from the 9th August.
