New condo building. Great price for a 2 bedroom accommodations. Only issues were the nightly police check points that were unwarranted and only designed to shake u down, for money!!! I get it, but we were harassed 3 times in 5 days! Otherwise the building was nice new, and developing. Overall happy with my stay.

Staff was friendly fr check.in to check out. This is going to be a premier spot when they finish building the restaurant. It is under construction. That was one thing we learned the hard way but they are respectful and dont start super early in the morning. The private roof top pools are key. We will definitely book again

Construction noise every day 9:00-5:00 pm. Stoves & oven extremely slow. Beds were hard like a rock. Nothing on walking distance. Beach 30-45 minutes away however Expedia advised 5 minutes walk to beach. Extremely dangerous walking on roadways. No sidewalk to walk requires to walk on road with fast vehicles driving right by you. Very disappointing stay & everywhere requires extremely expensive taxis. Majority of the information is false on Expedia don’t believe anything.

I really like the location of this property, if you are likely visiting Playa, or Bacalar etc this location has better access to the highway compare with Tulum Hotel area. Having a private pool also a big plus. Overalls great facility. Just mind that its a bit of a isolated area and you will likely need a way to move to either Tulum center or Hotel area (Bike, ATV) rental available on site. Furthermore checking and checkout are completely smooth which is highly appreciated.

It’s a beautiful place. I have no complaints about about the hotel. Getting around is hard if u don’t have transportation. Just remember that if you going to rent any atv’s or scooters you need a license.

Excellent luxury apartment. Highly recommended. Front desk managers were professional, highly attentive, flexible & kind. The property is new and beautifully designed. A few recommendations to the management team to potentially help continuously improve. Note: these are not criticisms, but suggestions based on our stay: 1) include sponges in kitchen for self washing of the dishes & extra rolls of kitchen paper towels 2) include small packs of detergent for the clothes washer (or offer them for sale at front desk) 3) offer an add-on service for daily or every-other-day maid/cleaning service

Otonomus Tulum is an excellent property. Clean, nice rooftop views, nice pool. Free upgrades. Kurt was so accommodating. Will stay again. Only thing is they need a better communication system, other than that 10/10 recommend

A family of 5 spent a night at otonomus tulum t on july 4th 2025 thie place is mazing don't get me wrong nice pool, nice room with a lot space 1.5 bathroom, kitchen, washer a very nice hotel but we had a problem that was never solved they only left 2 towels for the whole family i requested more and he said they didn't leave extra ones, also request beach towels for the pool he said the same thing again, i requested a blanket for my son because there was only 2 hey said the same thing my son had to use pillow cases to cover himself up and also the remont control for the fan was missing i couldn't turn it on all that got me upset about it the problem here is that at night there is nobody in charge at the lobby but the secuity guard ( he was always nice and doesn't know waht to do he does what he is able to. He called several times to someone in charge about my needs nobody picked up the phone following day i see the person in charge for the day His name is Kurt i explained the situation he didn't say anything he stayed quite he didn't apologize. If you are planning on staying at Otonomus and arrive late you may experience the same situacion as we did after all it is a beautiful place i would recommend to call the property if you are nit getting at the time of the check in about basic needs!! For the hotel pay someone at night to give full service trying to save money having a security guard doing something that is not his task

Nice clean environment better than 5 stars hotels in my opinion if you ever need help, they are just a phone call away or there is always someone on the front desk… the pool in the main floor is very clean and Jacuzzi’s on the roof as well. I would consider on staying with them again soon.

The property seams nice at first, but when you stay there and try to shower water starts leaking into the main bedroom. Also the other room while the AC is on water leaks into the closet and down on the ground, half the clothes in there got stinky because of that and we only stayed there 3 days. Towels were dirty already and we got told if we get them dirty they will charge us … check the photos and I would not recommend this place. My son also fell on the wet floor because water was leaking from both rooms on to the ground, when we asked the manager in the front he said he will send someone to look into it and no one showed up. The only thing I want now is a refund from this horrible hotel. Like I said leaking water in both rooms(it’s a big amount can’t even wear my clothes without getting them wet) and 0 customer service. Not worth the price or location.

I hope this message reaches the appropriate department or management team. I am writing to formally raise a serious concern regarding our recent stay at Otonomus Tulum and the unprofessional behavior of the reception staff, particularly involving a situation with a deposit that we believe was wrongfully withheld. Overview of the Situation: Upon arrival, we were asked to pay a $200 deposit for an ATV rental and $50 for the room, but our credit card was charged $225.09 and $56.26, respectively. When questioned, the receptionist claimed the difference was due to currency conversion. We accepted this explanation in good faith that the money will be returned. Issues Faced During Our Stay: Bike Rental – Day 1: We rented bicycles which had faulty brakes. We returned them and were given replacements, but those were also in poor condition. We didn’t make a fuss since we only needed them for a short ride. ATV Rental – Day 2: We rented an ATV and returned it the same day around 6 PM. While using it, the ATV suddenly stopped working in the middle of nowhere. We called the hotel for assistance, but fortunately, it started working again and we returned it safely around 6 pm. The receptionist Kurt inspected it upon return and said everything was fine. We even used it again briefly (only about 2 km) that evening to go to dinner. The front staff again confirmed all was good upon its final return. Following Day – Day We went to rent a scooter at 7 PM, but the receptionist was no

Dimisió and the front office staff was phenomenal! The property was well kept, clean, quiet and in a great area between the hotel zone and downtown Tulum! Rent a bike and see the city in your own way! I enjoyed my stay and would definitely recommend this location.

The hotel is great. However, definitely rent a car, or bike. Not much within walking distance. The only thing I didn’t like about this hotel was that the running water in the rooms (definitely not drinking water, as expected in Mexico) had a strong chlorine smell, like pool water. I had to use bottled water to brush my teeth.
