Part of the hotel it seems that they don’t work on it so it looks like is going down, like the area of the pool, the cenote that it’s inside the hotel.
Room had a lot of humidity and it smell bad the first day we got there, and by the 3rd day the smell got worst.
In the other hand rooms are confortable, the jacuzzi on our balcony was good, the ambient was nice, workers were very friendly and helpful.
Hotel was not only filthy ( i lost a flip flop and looked under the bed and there was trash and dirt) but broken down. Our toilet didnt work for 3 days, forcing us to check out early and they refused to refund us. No staff at pool bars and breafast hours were changed or cancelled without notice. Absolutely horrible experience

I DO NOT RECOMMEND THIS PLACE ANY LONGER. This was my second stay here. First was when they first opened and management and facilites were so much better. I chose this place because of my past experience but new management and staff are horrible. Pools and plunge pools are disgustingly dirty. Hot tubs don’t work, a lot of metals like showers and hand railings are rusted, front desk are very rude and did not want to accomodate to any of our complaints. Couches had stains, bed sheets had stains. Walls had mold and the cold pools in the rooms were filled with mildew. Out of the 6 nights we stayed they only cleaned my room 3 times even though I would leave a tip daily and all they would do is fix the bed and take the tip. They would not refresh any towels and I had to beg the front desk for fresh towels. The place is starting to be ran down and I’m sure the rest of my party that I convinced to stay here will leave the same review as they all had terrible experience with this hotel team staff. Do yourself a favor and just pick another property. It’s become more in an economical price for a reason now but there’s plenty to choose from around the area that’s better staffed and have more to offer to ensure your stay will be amazing.

DO NOT BOOK A STAY AT THIS PROPERTY! The girls managing the front desk are rude, they did not want to help or accommodate with my complaints. The hotel facilities and rooms are falling apart. The rooms are dirty, stains on beds and furnitures. They even stole a watch from me, they did not want to give it back unless I was able to provide a photo even though I described every single detail about the watch.
I had my whole wedding party stay here and they all had horrible experiences. I can’t wait til all of my 40 guests write a review about their stay as well.
The road to get to the hotel is a dirt road and would break your cars muffler if you are not careful.
The pool was green and dirty, this included all the of 3 of the pools.
They did not have a bartender at the pool and the location could not be any worse as it’s in the middle of a slum.
It’s such a bad hotel we left after two nights , and our stay was for 4 nights. I had to go Cancun.
The lady at the register was the most unhelpful person, we asked for her to provide Expedia phone number and she could not help with anything:
We enjoyed our time at the Waves, however it was mostly a place to rest our heads. We are avid scuba divers and had dives booked up and down the coast making this location central. We still had a few monitor issues. Our room was cleaned yesterday but NO(yesc I said NO) towels were left at all, so we had to shiver dry. Not to mention the shower water was cold every day. We had issues with our key and had to stop by the office daily to get access to our room. We paid for extra breakfast and I would suggest avoiding that unless you don’t plan to leave the property. Many good restaurants walking distance to the hotel for very reasonable prices. Make sure you drop yourself a pin trying to get back so you can easily navigate the roads with a rental car if you choose. We also had NO patio furniture which was annoying when we wanted a relaxed day in the sun on our pent house suite. One chair and a small table for two people is ridiculous. The staff at The Waves Tulum were incredibly kind and accommodating, which was the highlight of our stay. However, the property itself was extremely disappointing. The private pools were unusable due to mold and poor maintenance, the dishes in the cabinets were dirty, and even the towels provided were unclean. While the bed and sleeping areas were presentable, the overall lack of upkeep made the experience far from enjoyable. This property desperately needs better management and maintenance to match the hospitality of the staff.

The good thing is that the room does look exactly as pictured. There are a few convience stores and tiny restaurants within daytime walking distance. However the hotel has no restaurant, the swim up bar as advertised is there- you just have to bring your own drinks. If you’re traveling solo this isn’t for you. The only entry way to the hotel was full of huge mud puddles. We rented an atv to get around and they forced us to park in garage- more mud puddles to access, when there was bike parking in front of hotel.

I stayed at this hotel last in 2023 and twice before that. The hotel has gone from a 5 to a -1. No one is keeping the grounds kept. Pool is nasty, bathroom is nasty, has stains on the walls. I didn’t even stay here this last booking. We walked into the room and walked right out and stayed somewhere else! Expedia is trying to contact them for my refund. The pictures need to be updated to what the hotel looks like NOW! No pool bar and I wldnt even put a dirty shirt into that pool. Staff told me that property management companies are fighting over the property and that one company does not care how the property looks because it still gets bookings by misleading customers with these pictures. DO NOT STAY HERE.
The room is very nice, well-decorated but poorly equipped (e.g. kitchen without saucepans or salad bowls). The jacuzzi and pool are not heated. The access road is full of holes and borders a shantytown. Stray dogs can bark in the middle of the night, before you hear the neighboring rooster crow. Despite this, we had a very good stay.
3. Upon arriving at The Waves of Tulum hotel, we were supposed to have breakfast included. We got breakfast on the first day and then nothing. No service at all afterward. I won’t even comment on the cleanliness of the place. The so-called spa we were supposed to have in our room was unusable. The pools were dirty. The sheets were stained. The shower was filthy. No one came to clean our room after the first day.
I wrote to the person in charge who royally ignored me. The inventory gives the impression of being in a bankrupt hotel or even the essential services are no longer now, especially in terms of cleanliness. Don't trust the photos otherwise you risk being scammed like us. And in general, take your precautions when you go to this country! Very bad experience !
This property is very poorly managed and maintained. Service is almost non-existent and the cleanliness is to very low standards. The location is in the middle of low income housing where you would not expect to be. Highly not recommended if you are seeking anything above standard

I can't complain considering the cost. The property is clean and maintained. On the other side the services like towels or in place amenities are very limited.access to property is dirt around a poor area with lots of trash around. Local service team do the best they can to help. Again this place is OK if you are looking for a low cost place and do t care about other details
Terrible breakfast. It says 'Continental Breakfast' but the service is poor. Limited options which is delivered at your room (fruit run out on the second day). The housekeeping service is poor and they did not change/renew used towels.
