Loved this as an authentic Venetian experience, the period drapes, exposed beams, wallpaper and canal views, being a corner room we had 3 windows. Bathroom was good also

Rooms on the second floor with a steep,carpeted staircase that was hard to maneuver. Front desk usually unmanned, no one to help with suitcases. Front door unlocked daytime. Hard to get into the tub.
On the plus side, good air conditioning, attractively furnished room. Good location 10 min walk to Piazza San Marco.
The room was very nice for a good price and good location! Our only gripe is the shower door in our room did not operate the best, it would sometimes pivot on its own and cause the bathroom floor to be soaked. There isn’t a fixed shower head, just a hand held one so that added to the problem. There was also potentially some mold on the corner of the bathroom between the mirror and window.
It’s not the best here. I understand that it’s budget but the mould in the bathroom is off putting and the rust running down the side of the bath and on all the fittings is awful. The glass screen doesn’t fit correctly so water goes all over the floor, plus it hits you in the back when you’re having a shower. You have to hold the shower head when you have a shower due to it falling off and also not actually sitting on the wall above your head unless you’re under five feet tall making hair washing a nightmare.
The bed is really comfy but the room and furniture are tatty, there’s nowhere to really store anything so we just lived out of our suitcases for the duration. The walls are thin and you can hear the neighbouring rooms but we expected that.
The floors are uneven but that is Venice and the carpet laid over the stairs is borderline dangerous.
The staff are nice enough.

This hotel served its purpose. It was a decent room with a not so decent view. It did its job for me which is to get a good nights sleep. If your looking for luxury, this place is not it. But if you are looking for a decent budget hotel that you want to save money on and still sleep beautifully, this place is it. I enjoyed my stay! It’s very close to all the major tourist spots aswell!
I rarely leave reviews unless it's 5 stars, but this one was pretty bad. I waited until we finished our 3 week European trip to review this "upscale" property. I wondered if the rude greeting and musty smells were typical of a 3-star "hotel" (it's a B&B). After 10 hotel stays, I learned the smells and cranky staff were unique to this particular business. It's long walk from the water taxi especially if you're bogged down with luggage. Not clearly identifiable (we walked by it several times) and you have to call their staff and wait for them to check you in. Bedroom decor is far from calming. Bathroom shower faucet was broken and sprayed out every which way. Funky smells in room and lobby. No offer to help my daughter and me with our luggage up an endless flight of stairs (we were exhausted after traveling for 24-hours straight). The front desk clerk, looking annoyed while standing at the top of the stairs watching us struggle.
Quite a comfortable room and bed. Stairs to the room are a testiment to the age of the building. Watching the activity on the canal was a show in itself as the gondolieri expertly navigate the intersecting waterways. Room was excellent for location to so many good places for coffee and food.
Very nice hotel, with charming rooms and very helpful staff. We were expecting an elevator, which it does not have, so difficult hauling 3 week vacation luggage up and down. Desk clerk helped with taking up 2 suitcases
