The hotel is right at the Ca' D'Oro water bus stop. Our family of four (two teens) got two rooms. Both were fantastic with canal views. Rooms were comfortable, with some small items in need of repair, but this didn't affect our stay. We were able to walk just about everywhere and occasionally used waterbus. Breakfast was excellent and would definitely recommend.

The AC in the room did not work well, just barely better than having the windows open. Not sure I would ever consider a 4-star +€400/night hotel without properly working air conditioning a good place to stay. Two nights without a fix.

I would have rated the place higher, as it is extremely well located right by the vaporetto stop. However, we were stuck in a room more suitable for 1 person. With our 2 suitcases and hand luggage, there was barely any room for us to move in the room. Seriously, this should not have happened at all. There were other issues with the room too - electricals looked really old and DIY, safe didn't work, room smelt musty. So we asked for a better room, and unfortunately nothing was available that day, but she agreed to move us next day. The new roon was WAY better, twice as large and we were happy with the way the issue was handled. Breakfast is good, staff friendly and helpful. Overall, t he hotel is actually nice, could be more, E.g. The outside garden is very nice but it's not inviting to sit there, the cushions look like they need cleaning.
