Dirty rooms. I was moved to another room because of the filthy carpets and broken shower faucet. Other room was just as dirty. Had a medical emergency in the family and had to call an ambulance. Couldn't get back in room to grab keys etc, because I was locked out my own room. Security had to open door. I would never go back.

Check in process was very quick even though there was a line upon arrival. Kids enjoyed the pool and lazy river. Food from Hole in the Wall was good! Negatives were construction around water park, room was dated and tv signal wasn’t good. Recommend having Netflix available.

The room I was in most wall outlets didn’t work and I was kind of upset because I had to do my hair in the bedroom. Also most of the parking is under renovation which made it difficult to find parking. The couch was super stained I didn’t feel comfortable sitting on it.

Save your money til it's completed

The pictures are deceiving. The hotel is really outdated with lots of construction on the site. Though we can over look it, we walked into our room to find dirty stain carpet not making it comfortable to walk barefooted. The couch in the same condition, stains everywhere having to cover it with just to try and sit on it, which still was uncomfortable. If you like to eat you either have to go off the site or to their restaurant or grab a snack at the make shift table set up in the middle of the lobby. We tried making the best of it at the pool, since we were there for kiddo's birthday, but cut our time to only a day instead of the 3 due to the conditions of our room.

Heads up currently under construction. The River Ranch Park is great and made the stay still worth it. The rest of the property is under construction and the part that is open is very dated and in need of updates. It will be great again once construction is finished and updates are made. A lot of the parking lot is blocked off so very limited parking. Our carpet and couch were stained. There was an odd smell in our room. It was clean overall but the stained carpet and couch made it feel a little yucky. One building is closed and under construction and the other is open. It wasn’t terrible but I think the rates should reflex what is going on. We feel we overpaid for what it was in this condition. We paid over $500 for 2 nights. Probably could have stayed somewhere else for that.

The water park was cool. The property was under construction, which is understandable, but parking was inconvenient due to it. The building was a bit dated. It's great for kids who care less about certain things but as for me and my wife staying without our son we would not stay again unless our son was with us, and we were spending time at the water park.

It is in the middle of a remodel and let's say it is definite NEED of a remodel. Ice machine broken on multiple floors, dirty carpets, construction everywhere, gaps in the door frames, etc. It has sadly fallen off.
