The location is perfect close by to everything that I needed. The staff were friendly and helpful. The room was small but adequate for my needs, basically for sleeping after a long day of activities. The host in the dining area was great, I forgot her name but very welcoming and kind. I only had the breakfast, which was basic and convenient but for the price didn't work for me as I'm not a pork, pastry or big carb eater, so I paid 15 pounds for a cup of coffee and scrambled eggs. The room had a very strong odor of sewage, but when I spoke with staff they were extremely accommodating and willing to resolve the issues to my satisfaction which I appreciated and speaks volumes to me that they were willing do what the could to make me happy. Overall, I would stay again and would recommend it to others as long as they get rid of the sewage smell issue.

We booked here very last minute when there were limited options and beyond pleasantly surprised and would stay again. Very friendly and helpful staff, easy check-in and check-out, convenient location to get around Edinburgh (we walked to a gig in Queen's Hall), next door to Waverley but sound proof/ not loud outside, and we also managed to nab an overnight parking spot outside (free after 6.30 Saturday until 12.30 Sunday, ticketed otherwise). We didn't have breakfast but seemed well priced for an all you could eat. We would stay here again if coming overnight to centre of Edinburgh.

This hotel was in a wonderful location- like you seriously cannot beat this location. It is gorgeous on the inside-very clean and the staff is incredibly accommodating and friendly. However, the noise is absolutely insane and unlike anything I have ever experienced in my life while traveling. I understand that this is not the hotel‘s fault however, this affects guests who may be staying on the street facing side of the building. I was on the first floor for five days and every single day at the crack of dawn there were pipes being dropped outside the window and construction noise and Workers talking at the top of their lungs, or the housekeeper was in the hallway being as quiet as she possibly could, but the walls are so thin you could hear people sneeze. It’s just an old building and it’s not insulated. I guess but the noise was so insane. I didn’t sleep for five days And I didn’t bother to complain because there was nothing they could really do about it but just be warned it really is a great hotel just you’re not gonna get any sleep. I recommend this for short stays and people who plan to party and not really sleep or can party and sleep through it ha ha ha

Room view of the bins and building works. Toilet seat dirty on arrival. Second day had to wash glasses and cups as missed. Two tiny biscuits in the room - why bother at all. Monarch of the Glen box of biscuits costs £7.00 at M&S. This hotel gave two coffee sized biscuits each day. Would be funny if not so sad.

An excellent property located in walking distance from railway station. Staff were professional and helpful at all times. The arrival glass of wine was well received by my wife. Breakfast was a pleasing offering, providing many enjoyable options from attentive staff. We found the onsite restaurant quite convenient after a big day of walking. A really great property to stay at I highly recommend it
