Fantastic views but the aircon was loud and check-in took a long time due to nobody being at the front desk. Lots of potential to be great but it's not quite there yet.

The room was large and well maintained, but the occupants next door were rowdy, constantly arguing, shouting, crying and fighting among themselves, and played loud music all night long. In frustration, my wife went down to complain to the front desk staff. They came up to the floor, stood outside and knocked on the door but didn't get any response. The Junior Suite was smaller than the Deluxe Studio in terms of practical space and the bathroom was much better in the Deluxe Studio. We stayed in both as our flight was cancelled and the staff were very accommodating in finding a room for us instantly at a great price. The staff throughout the staff were great especially Arsalan who usually worked the night shift. Location is close to the CBD via any means of transport. The small room for improvement areas would be the air con in the rooms isn’t strong enough and takes way too long to be at a comfortable temperature and the pillows aren’t great. Overall we enjoyed staying at The Kinson and would recommend.

The check in was easy, but if you take your own car, finding a park to check in is tricky. Parking was easy and cheap. You have a tram stop right near the hotel, so really easy to get to St Kilda or the city. Is close to the the metro system, so will be easier to get around the city. Bed and pillows were so comfortable, lovely room.

Firstly I want to say that the room is very nice, the bed is comfortable and it’s in a very good location. However, when checking in I was asked did I want any pots for cooking and I said yes, it took two days to be delivered to my room as they weren’t any available. This annoyed me as I bought myself food to cook and I couldn’t use it until two days after I bought it. The bed sheets had brown stains on them. Which for a room that gets cleaned everyday I don’t think this should have happened. That’s my other point, being there for 6 nights my room didn’t need to be cleaned and my towels and all changed. I think maybe once or twice was enough to clean the room. Thirdly the air con didn’t work and the room was very warm and I had to sleep with the balcony door open. Fourthly there was a beeping noise that happens in the middle of the night that comes from something in the roof which is very annoying. And lastly the staff was very helpful and friendly.

Room clean. Initial reception staff pleasant. Be aware that despite stating “parking’; there is no hotel parking as that is management changed 6 months ago. Reception told me that cost was $20 plus extra $5 if exited and reentered in that time frame. Reality is $25 now charged every stay longer than 2hrs ie in/out is $25; very misleading and sour taste. Hotel reception weren’t interested and said I was free to complain. End of our company using this hotel. Shame really..

The room was great and as expected. It had everything we needed. Comfortable bed and adequate kitchen amenities. Our room had two balconies so we had wonderful views over Albert Park Lake however there is a lot of construction going on in the area so it was too noisy to sit out and enjoy it. The staff were friendly but when there was a problem with the hot water for the hotel one morning it was difficult to contact reception to ask what the problem was. This was remedied within a couple of hours but too late for us wanting to go out and explore. Unfortunately I do not think I would stay here again.
