Our spacious 3BR/2BA vacation home is designed for family getaways of all ages, offering easy access to both bay and beach activities. Its standout feature is the prime, front-row setting with stunning views of Newport Harbor.
LIVING & DINING AREA:
Expansive bay-view living area with four plush chairs and a round dining/game table for four. Expansive windows frame the front garden and Newport Harbor, filling the space with natural light. An additional media room offers a sofa, twin fold-out loveseat, upholstered armchair, and streaming TV for relaxed entertainment.

OUTDOOR LIVING:
Front garden patio with chair seating to enjoy the bay view. There is also a rear patio that is shared with the upper residence and includes a small outdoor table with seating and a gas BBQ grill.
KITCHEN & AMENITIES:
Breakfast table with seating for four. The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire 3BR/2BA ground-floor residence. This includes all interior space and the front garden patio. This upper 1BR/1BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. See separate listing or contact our office for availability.
The rear patio is shared with the upper residence. Guests may also access the mudroom from the rear patio, with countertops and storage, though it is primarily reserved for owner use.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Tower fans are provided throughout for your comfort.
Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. A twin rollaway bed can be rented instead of the mat by making advance arrangements with our office.
Laundry: A shared washer and dryer are located in the garage utility room. Please note guests must provide their own laundry supplies.
Parking: One space in the garage that is best for compact vehicles; accessed from the rear alley. General neighborhood street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
