The pillow sheets were old and they looked dirty, even if they were clean, they look awful. I found a hair inside the bed, and the mattress was terribly soft. The area is quiet, with good local restaurants and is close to the coliseum but the inside and the rooms were not worthy of the price. Also the check out is at 10 am! The earliest I’ve seen. And when I first arrived nobody answered the door, I had to called. The girl was nice but the hotel facilities weren’t great, I paid 130$ for 1 night, and I know there are better places for that price. So no good value for the money.

The property was very nice. The room was a little small for three people. The queen size bed was very comfortable. Unfortunately, the single size bed was not very comfortable at all. We would’ve liked extra blankets. The shower would kind of fill up with water, but overall we really liked the place and would stay again. The Colosseum is very close within walking distance and there are really good restaurants. overall, we would stay here again. The staff was very nice and very helpful.

Mara was there to greet me after a difficult time reaching Expedia for assistance to occupy my room. I won’t be using the travel site from now on because if this. Otherwise I felt the wonderful Italians were there to save me from my own anxiety, including a tour vendor who helped me establish Wi-Fi so I could reach my hosts. Thank you again Mara!!

Location was perfect! Literally a 5 minute walk to the colosseum. Bus stops are right by the colosseum. And about 15 min walk to the train station. Very easy to walk, get public transportation, many food options all around, and 24 hour convenience store was around the corner. Just outside there was one of those water fountains. I would definitely recommend this property. Rooms fit a max of 3 adults. AC is mild but kept the place comfortable in early September heat.

Stayed here in 2006 & 2010 so it made sense to stay again in 2024 - the location is great, close to many important sites, great eateries, transportation & university. I feel very safe and secure, it's small but had everything you need, staff (Hassan & others) are friendly and helpful. If I return to Rome I will stay here again!!

Hotel was at walkable distance from Colosseum and is very close to Roma Termini. Rooms are nice and clean. Enjoyed my stay here. Checkin and Reception was easy and convenient

The Daplace Arena House is right next to the Colosseum in Rome, which makes it an ideal place. It is very easy to walk from the Metro station to the hotel and the area is safe and quiet. The single room is rather small, but it was comfortable for a solo traveler. The room is cleaned everyday. Highly recommended!

This property should not be listed as a hotel. It is a hostel. The bed was lumpy as were the pillows. There were blood stains on the comforter which was replaced when we brought it to their attention. There was one overused plastic kettle for all the rooms that was located in the corridor to use. The shower was accumulating water with it being running for about 2 mins. The water had to be drained before resuming shower. The closet in the room did not lock. Hassan was very good and answered our queries. We have thought so far that Expedia vets the hotels before enlisting them. This experience has proven us wrong.

The property overall was decent. I felt it was less safer than others in Rome but something can be said for 2 things. 1. The reception man Hassan is very warm, organized, and helpful. 2. Location is EASY to walk to Colosseum, Roman forum, and palatine hill. I did feel safe but I do feel that the area around the Colosseum is a little rougher. However, if you are visiting this area and want convenience I’d book this stay again!

Check in was horrible This is not a hotel. It is a hallway in an apartment where no staff was present The address is confusing. Entrance is down an alley but listed as on Marco Aurelio st with a street number inconsistent with the location of the alley. The owner asked me to use online checkin a lengthy process, which finally crashed at the last step which involved paying a 5 euro surtax to some third party site. When I finally found the entrance there was no response. Having just arrived from the USA I was unable to get online Eventually another guest let me in, I accessed WiFi, completed the lengthy checkin process and entered my room. Having said all that the room and bathroom were spotless and tastefully decorated. Checkin was a nightmare. After that all was excellent

Wonderful!

Loved this establishment! CLEAN, so clean and large room with some modern features. Safe, secure and quiet. Near a police station and just off the main roads. Less than 5 mins walk to coffee bars and restaurants. Also two small grocery stores in the area. Less than 10 mins walk to Colosseum. No full time front desk but they met us on arrival to show us the building and ensure we had everything we needed. We took them up on their offer to book us a “limo” (not a stretch of course, given street sizes, more like a town car and quite nice). This was a great idea - good price and driver was waiting with our name on a sign in the airport arrivals area. Super efficient. Best guest house we’ve stayed at so far in our European city hop. Absolutely recommend
