GUEST RENTAL POLICY

Adults 25+ Please check ALL drawers and cupboards carefully before you depart to ensure you have all of your belongings. We are not responsible for any items left at the property or for the shipping of said items. If an item is left behind and we are able to retrieve it, we have a $75 fee to ship any items back to you.
Check out & damage deposit. We send a departure check list and ask that you follow it and leave the property in a neat and tidy condition. We don’t ask our cleaning team to move large items of furniture around, so we request that you return all furniture to its original location. We don’t like to make claims on the damage deposit but if our cleaning staff has to spend additional time above and beyond their allocated hours, to make the property ready for our next guests, we will charge for the additional time.

Failure of essential and non-essential appliances and facilities Please let us know immediately if there is any equipment that is not operating correctly. We will make every reasonable effort to have repairs made as soon as possible; however, there are limited service contractors in our areas, particularly on evenings or weekends. If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. No reduction of rent, rebate, or refund will be issued for a mechanical failure of nonessential appliances including but not limited to dishwasher, washer, dryer, entertainment systems.

Please note: If the police are called or the neighbors complain about the noise level or any other types of privacy disruptions, we are subject to take your deposit on the stay. We absolutely never want to do this, but if a situation calls for it we will.

BUNK BED SAFETY WARNINGS: There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at your own risk. Property owner assumes no responsibility for personal loss, injury, or illness of any kind which may result from use of the bunk bed and ladder. The owners are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of top bunk is limited to 1 occupant and a maximum 175 lb weight; 3) No jumping or other horseplay on or around the bed; 4) Always use ladder for entering and leaving the upper bunk.

Nashville Marathon stay

Great for the basics

House was clean and beds were nice. This is a great booking if you are not planning on being at home besides to get ready for the night and sleeping. Only a few places for people to sit comfortably in the living area and running toilet are my only complaints. 4/5 stars.

Nice neighborhood. Unfortunately, this house shouldn’t be there. This place has no warmth at all, very sterile and not welcoming at all. It’s scruffy, with trash outside in the side yard and more weeds than grass on the front yard. There was a used coffee filter still in the coffee maker when I arrived so I went to the local coffee shop instead. The dishwasher is on wheels and the refrigerator is just plugged in and sitting against a wall. I don’t get it! No bedside tables in any of the bedrooms and the layout of the living room is different to the picture. I hate to leave bad reviews but these guys need to do better.

Worst house in the best area

The location of this property was amazing, but the property itself was very underwhelming. The yard was overgrown and not maintained, and the view out the back was a vacant lot with a broken down vehicle. All around are well maintained and some new construction homes, so we were quite surprised when we arrived. Disappointing Condition of Property

Poorly maintained with lawn overgrown with weeds, no parking in back as advertised. Area taken up with neighbors RV and 3 other cars. Looking out very dirty windows to see pile of PCB pipes out one window, old AC unit out another. Was reasonable clean looking on arrival, but figured out that floor was dirty. Found dish in cupboard with baked on ketchup and other brown blob. No hangars in closets- no draws in bedrooms, no place to put suitcase except on floor. Only really good thing was comfortable beds & linens - lots of towels. Surrounded by beautiful new homes. Owner must be waiting to sell and doesn't care about current condition of property.
