We did not get to stay at the oaks, we were moved to the Hilton, the oakes was having issues, at least thats how they explained it. Good luck with it, is all i can say if you choose this property

The view of the falls from my room was spectacular! I was disappointed that there was not a nice hotel bar inside the hotel. Applebee’s attached to the hotel was the bar and it was just that, an Applebee’s.

Very Disappointing Experience The hotel is nothing like what’s shown in the pictures or described online. The staff service was poor, and the room quality was substandard. I was charged for a room with a better view but was given a low-grade room instead. Totally not worth the price — a complete waste of money and time. Would not recommend booking this hotel.

Every thing was wonderful as I had expected it to be. Thank you. What stands out the most is the location of the hotel and the grand views of the horseshoe falls directly in front of the room windows. The pool was nice and tidy, clean and water temperature perfect. The Hotel does need to upgrade their reception area and frond desk carpeting and also the carpeting in the hall ways. The carpets look unappealing and worn. LIven up the appearance of the hotel with bright and vibrant coloured and patterned carpeting. Breakfast area should have more options like do it yourself toast, yogurts , cereals and fresh fruit available. Thank you so much.

Really bad customer service, view was so so, but room was terrible. We showed up at 5:30 to find our room was not ready and had to wait 30 min. We were supposed to have view of the falls and we were just high enough that you could just see the tops of the falls just over the trees. The view did not warrent to price of the room but it is why I give it an extra star. Otherwise, the room had a renovation and it was done terrible. Kind of a half way renovation. But the worse part was in the middle of the night, water started leaking in the bathroom ceiling... from the room above us. Not sure what kind of water it was but any water coming from the ceiling is bad water. For our inconvience, we were only offered our parking fee refunded. Lastly, the pool and hot tub was very and had a bad color to it so we did not use it. BTW, there is no coffee in the room, you have to go to the lobby for that. I would not recommend this hotel even if it was for half of what we paid. Terrible.

The parking fee is hidden charge and they charge $50 + tax for overnight parking , but they put $60.45 charge on my credit card for parking. Even the Expedia app does not tell that parking is paid on the property details. Where do u think customers are going to park. It should be included in the room fee. Rooms are old lighting is poor. Rooms don't even have water bottles available

Oakes Hotel refuses Americans

Front desk refused to check us in even though many other guests were being checked in. When they saw we were Americans, they sent us to another hotel with no view and no included breakfast or parking.
