The place was like a palace (on the fourth floor of an old palace) with marble floors and beautiful marble steps inside. The old open elavator was small but efficient. The staff was friendly and helpful and the breakfast was to die for!! So many choices from hot, to fresh fruit, to fabulous pastries! The location was pretty nice, easy walking distance to the Colosseum, across the street from a bus stop and just a few blocks from the train station on the edge of the Monti district, directly across the street from the Basilica Santa Maria Maggiore. If you want to be near the great restaurants and shopping you might want to get something in Trastevere, otherwise this place was great. The huge front door was a trip. They lock it at 7pm and you have to use your card to get in the mini door within the door after that. It took us a little bit to find where we were supposed to use our key card, it worked great once we found it on the left side.

We absolutely loved our stay at Princeps Boutique Hotel. The breakfast was the best we’ve ever had at a hotel — fresh, delicious, and with great variety every morning. The location is perfect for exploring the city, and the staff was truly amazing: friendly, helpful, and always attentive. We wouldn’t hesitate to stay here again. Highly recommended!

Good breakfast. Love the filtered water dispenser so I don’t have to buy water bottles and be environmentally friendly. We appreciate the wine bottle welcoming us. Room is a little small. Location is a little hard to find, but convenient for me since it is close to the Roma Termini station. Lots of restaurants nearby and not too far from the fashion lane.

Hotel staff were very friendly and accommodating. Room was very nice and cleaned each day. The breakfast included with the stay provided a large variety of food to select. Only problem was it was a bit hard to locate and it really needs a notice on the website on how to find it without any difficulty.

Variety of hot/cold breakfast items. Coffee station convenient and 24 hours. Very quaint but clean, 15-20 min walk to Colosseum and Trevi, shopping and Spanish Steps. Away from the crowd but busy enough to feel safe, and a fantastic basilica view from the room. Just lovely. Would certainly return

Wonderful quiet boutique hotel on the fourth floor of a 6 storey historic residential building. Only 20 bedrooms makes it quite quaint. With the great staff and the morning breakfast included, it has more of a B&B feeling. Walkable to the main attractions (Colosseum, Trevi Fountain, Spanish Steps) with many other piazzas, basilicas, museums in the area. Many street side restaurants in the area as well. Rooms were a little on the small side, but within expectations for the older building within historic Rome.

Amazing Customer Service - Simone

WOW. This is an amazing hotel with the most outstanding customer service I have ever experienced (and I am a world traveler). It started before our stay when I used the message service in the app to schedule transfers. They arranged not just transportation from airport to hotel, but then hotel to cruise ship. When we had a small snafu with the driver, Simone arranged for a refund. Simone was so great. Then even though we weren’t coming back to the hotel, she arranged a driver from our cruise ship to airport. The private arranged driver was brilliant as we stepped off the ship and we were greeted by our driver when thousands of others were fighting for a cab which cost more than twice what we paid. The hotel was so elegant. The breakfast was simply amazing. I think the best I ever seen. Love love love this boutique hotel. Location is awesome. Half mile walk to Colliseum. Lots of shops and restaurants nearby. Picture is view from our hotel. You can’t go wrong with this hotel.
