Variety of hot/cold breakfast items. Coffee station convenient and 24 hours. Very quaint but clean, 15-20 min walk to Colosseum and Trevi, shopping and Spanish Steps. Away from the crowd but busy enough to feel safe, and a fantastic basilica view from the room. Just lovely. Would certainly return

Wonderful quiet boutique hotel on the fourth floor of a 6 storey historic residential building. Only 20 bedrooms makes it quite quaint. With the great staff and the morning breakfast included, it has more of a B&B feeling. Walkable to the main attractions (Colosseum, Trevi Fountain, Spanish Steps) with many other piazzas, basilicas, museums in the area. Many street side restaurants in the area as well. Rooms were a little on the small side, but within expectations for the older building within historic Rome.

Amazing Customer Service - Simone

WOW. This is an amazing hotel with the most outstanding customer service I have ever experienced (and I am a world traveler). It started before our stay when I used the message service in the app to schedule transfers. They arranged not just transportation from airport to hotel, but then hotel to cruise ship. When we had a small snafu with the driver, Simone arranged for a refund. Simone was so great. Then even though we weren’t coming back to the hotel, she arranged a driver from our cruise ship to airport. The private arranged driver was brilliant as we stepped off the ship and we were greeted by our driver when thousands of others were fighting for a cab which cost more than twice what we paid. The hotel was so elegant. The breakfast was simply amazing. I think the best I ever seen. Love love love this boutique hotel. Location is awesome. Half mile walk to Colliseum. Lots of shops and restaurants nearby. Picture is view from our hotel. You can’t go wrong with this hotel.

We had such a wonderful stay at Hotel Princeps in Rome. The hotel itself is in a fantastic location, beautifully kept, and offers great comfort but what really made the experience exceptional was Cristiana. She went above and beyond to make me feel welcome, always so kind, attentive, and genuinely caring. From the moment we arrived, she was incredibly accommodating and helpful with anything we needed, which made my stay feel effortless and truly special. Having someone like her at the front makes all the difference, and we are so grateful for her hospitality. Highly recommend staying here, you’ll be in the best hands with Cristiana!

Unfortunately, our stay was not very comfortable. The room had some issues with basic amenities—our lights flickered throughout the night, and the window wouldn’t stay closed despite several attempts. This made it difficult to get any rest. When we reached out to the hotel, the explanation given didn’t fully address the problems, which continued all night. While the location may be convenient, the experience left us disappointed. I would suggest looking into other options for a more restful stay.

We stayed for three nights. Great location & walkable to many attractions. The hotel is on the 4th floor of the building, so it’s not the whole building. Our room was modern, but very small, with no place to put your clothes. Bathroom was very small as well. The memory foam mattress & pillows were incredibly comfortable, making up for room size. Breakfast buffet was good too. Would stay again, but would get a larger room.

Great location. Very quaint and boutique. Small room, but most are in Rome. Busy, but safe neighborhood. Cold air conditioning. Friendly staff. Breakfast each day was over-the-top excellent. Walkable to the train station. Location walkable to everything but the Vatican. Lots of great restaurants nearby. Highly recommend.

Hotel is conveniently located just minutes by foot from the Termini train station. Spacious rooms. Clean with a comfortable bed. Breakfast was good with typical Italian breakfast fare as well as bacon and eggs. The maritozzo are delicious. Staff was friendly and courteous. Within walking distance of most sites.

So glad we stayed here!

Staff was so helpful and accommodating and the property is very clean and attractive. Breakfast was included and it was one of the better breakfast buffets we’ve had. It is conveniently located and in walking distance to many sites (17 min. walk to the Coliseum). Highly recommend a stay here!
