It was a good spot for a family looking to explore Venice. A bit on the outskirts but for the price it was completely sufficient. Martina was super friendly at check in.

Great location and communication by the host. The apartment is basic and worked really well as a base to explore Venice and the islands. One draw back - we’re used to good mattresses at home and unfortunately, we did not find the double bed or fifth bed (a single fold out bed) comfortable.

Nice stay!

The location was as pictured and check in/ out was easy. The tourist tax must be paid in cash, but the host was very upfront about this, and it was not an issue! There were limited amenities, but it was ok for the time we were there. Overall, a pleasant stay.

Check in issue

The owner forced us to pay cash at the property, we wanted to pay by credit card but he did not accept. Even when we asked if we can pay to Vrbo based on our saved credit card he did not accept. At night we had to go to Bank ATM and withdraw cash to pay.

Nice apartment but...

We arrived early (as i am sure most overseas guests do) we asked about a early checkin and we offerred 1 hour early, but host was testy about it. Wanted us to pay tourist tax and was unhappy because all we had at this point was us dollars and credit card (which he wouldnt use. Then he left. Told us nothing about the apartment, give us a map, point out grocery or anything else. Had us sign a piece of paper and left hardly even a hello and made sure to tell us our checkout would be 1 hour earlier since we checked in an hour early. Has air conditioning, however it was not in use and he told us do not touch the thermostat. So no ac. Keys are flaky in italy, since this was our first stop we didnt know and thought we had locked ourselves out. This gentleman probably doesn't need to be in hosptality since he is NOT very hospitable.

Mold, mildew, and poorly stocked kitchen.

The neighborhood is beautiful, but a little secluded from the main attractions. Very few stores or markets nearby. The kitchen was poorly stocked. The apartment smelled of mold and mildew.

A perfect location

We spent 3 nights in this property and it was perfect for us. The location is great, 15 mins walk to Piazza San Marco and the flat itself is in a quiet neighbourhood. Rossana told us the best way to get from the airport, met us at the other end and took us to the flat, recommending the best places to visit and where to eat. We would definitely return.

Fine apartment in Venice

This place was ok. The location was good - easy 10 minute walk to great restaurants and Piazza San Marco, but definitely removed from the crowds, which can be seen as a benefit. The place itself was dark and a bit dingy and certainly not the cleanest place we stayed during our travels. It looks much cleaner and brighter in the photos. The air conditioner worked but really only helped in the main room. We had to pull out the fans that were put away in the closets to circulate the air (even though the owner said we shouldn’t need them). We were asked (by the owner’s daughter who helps manage the property) not to lower the temperature of the AC because anything lower is “illegal” (not shown in the photos - there is a big “NEVER TOUCH” sign on the AC). Finally, the place needs new towels. The bathroom towels were old and worn and although they were clean, didn’t really make one want to dry off with them at all. The place will do and the price is right though. Not a total loss if you can handle small imperfections.

Wow

Venizia was more beautiful than we expected. We thought it would be nice but were also afraid it would be the cliché we see in movies and the overpriced meals, too many tourists, etc. We discovered a beautiful city with many gorgeous neighbourhoods that tourists don’t seem to know (or be interested) about. The apartment is in one of these neighbourhoods; quiet and beautiful, close to the Arsenale vaporetto stop, grocery, restaurant, etc. We loved every minute of our stay. Franco and Martina are helpful and communicating with them was easy. We hope to return some day.

Experience the real Venice

This is a lovely little property with everything you need right in the heart of Venice. It is within easy walking distance of the main tourist attractions and the water taxis. You feel like you're living there rather than being on holiday. Great!

Absolutely perfect

We were met as we got off the water bus and walked to our place. Perfect location! Close to the market and any restaurant you could want. Air conditioned, lots of cooking utensils, great space. Definitely reccomended!

Very good place to stay in Venice

We had a wonderful time in Venice. The apartment was very good and located in a convenient place. I wish the AC worked but the fans did the job well. Host was very courteous and helpful.

The apartment was well situated in a nice area. Unfortunately it was a bit damp and not exceptionally clean. At first glance, it was clean but on further inspection it wasn't. The oven and oven tray hadn't been cleaned from the previous occupants.The towels were very poor quality and after a couple of uses they were damp. All our clothes felt damp after hanging in the wardrobe. None of this spoiled our stay as it was just a base for us and nothing could spoil Venice.

Nice apartment in Venice

Nice apartment, clean, within walking distance of city attractions. After traveling overnight by plane and train, we called the host when we got to the water bus as instructed for him to meet us. He was not at the water bus stop when we got there. After 10 minutes we called again and he showed up a bit later. This was annoying--hence the loss of a star in the rating.

Perfectly located apartment for the Venice biennale

We had a wonderful time in Franco's spacious flat in Venice. It is in a great location - easy to walk to all the main spots in Venice, and perfectly located if you plan to visit the biennale. The flat was clean, warm, and well equipped with everything we needed - we even cooked there a couple of times. Also a key thing to note - it had a really good shower (which hasn't always been the case in other apartments I've stayed at in Venice). Franco was a great communicator, and responded quickly every time I messaged him. Would highly recommend his apartment.

Spacious and clean.

This is a nice spacious apartment, well furnished and clean. The only problem we had was that Venice was cold and the heating system was not adequate. It is close to St Marks Square but far from the train station. Nice people.

Great location - just lacked the finer detail

The location was good - in a small square off the beaten track. It was clean and the host was welcoming. On arrival, the host had bought a new fan and we were left to assemble it without a screw driver which meant that it wasn’t stable and threatened to collapse. . Also, I didn’t appreciate that WiFi meant you had a limited amount and once used - that was it for the day. We did send a message asking for clarification but it wasn’t answered. Not helpful with two teenage sons. We had about an hours WiFi a day. This didn’t stop our enjoyment of Venice - but it was a missed opportunity.

Good apartment

It was clean and had a nicely stocked kitchen. No AC would have been more bearable had there been better fans (only two small fans were in the apartment). It was very loud whenever anyone walked by the windows, though that may be typical because of the closeness of everything in Venice. Beds were firm. There was a late arrival fee we were required to pay without any previous notice. It would be helpful for this to be stated on the apartment description so it’s not a surprise. Franco was quick to answer our questions, and the location is good for the sites.

Great location and comfortable apartment

The apartment was clean and in a great location. My only suggestion is to provide better towels. They were very worn and ragged. It was a perfect location for 1 night. We did have an issue with the garbage man yelling at us in the morning for garbage that an animal must have got into during the night and scattered it around the area in front of the apartment. It wasn't our garbage, but we saw someone left garbage in front of our door the night before.
