Breakfast was excellent, fresh, nicely presented, good service. Breakfast not available before 08.15 which is too late for an early checkout.
First night room allocated was large and airy with a super king bed. Rust damage to bathroom tap and mildew around frosted windows detracted from otherwise good standard.
Second night a smaller room, appeared recently refurbished. On the top (3rd) floor, no air con and very very warm (it had been a very hot day).
Shame our outlook from both rooms was to a shabby bin area on night one and a ‘yard’ at the side if the building - we felt this could be improved as could the faded grandeur of the reception - a little TLC needed in a few areas.
Staff were polite and helpful.
Beautiful gardens and great parking. The hotel is situated just minutes walk through a park/quiet road to town and Derwentwater.
I felt the hotel needed a freshen up overall. Ladies toilets, very poor aesthetically. Moody breakfast staff on first morning. Very pleasant staff the second morning.
Deluxe room with no tissues! Only one window opened slightly. No loo brush.
A great 3 nights at this hotel,staff friendly and very helpful and polite,nothing was a problem for them. The meals were excellent. Will definitely stay again.

We had a lovely room and were pleased with it except the bathroom is rather outdated and I’m sorry to say was not very clean ,even the pedal bin lid was dirty so cleanliness or a refurb of the bathroom and it would have scored 100%
Lovely traditional hotel in attractive well-kept grounds, with stunning views. Staff excellent, evening meals outstanding (different menu each day), breakfast average. Ideally situated only 5 minutes walk from the centre of Keswick with free parking. Wish we could have stayed longer!
This hotel is a gem but not suited if you want a modern characterless stay (go to the North Lakes in Penrith - yuk).
Think faded Gothic splendour with added rabbits on the lawn to entertain

Location is excellent good parking and peaceful. Room requires updating decor was tired with wallpaper loose. Food was excellent and the staff were courteous and friendly.
This is a lovely old building with a lot of character. Parking was included in our room rate and when we visited, we had no issues with finding a car park within the hotel grounds. Our room was spacious, and gave us everything we needed. It was quiet and the bed was very comfy. It was a short easy walk into town. We ate both breakfast and dinner there daily. Both were at additional cost to our room rate, but we felt we got good value. The 45.00 GBP pp for a 3 course evening meal was excellent value for money given the quality of the food and staffing. Probably too much food if you have had a late lunch. The second day we ate lighter during the day so that we could enjoy our evening meal more. The breakfasts were very good. On site bar area and sitting rooms were very relaxing. The resident rabbits in the garden were cute (even though we know they are vermin). This was a lovely place - we were there for 2 nights as part of a month long UK driving holiday. I would stay at this Hotel again.
Clean and tidy hotel with comfy rooms. Evening meal menu looked good but a bit steep at £45pp (3 course) without drinks. Great location to explore Keswick and surrounding areas.
We met with family members at the hotel to celebrate an anniversary. The staff were extremely professional and welcoming.
The hotel sits in impressive grounds, and the outlook from our mountain view hotel suite was 'picture postcard' attractive. There were also plenty of lounge areas to admire the views.
The food offering was delicious and beautifully presented.
In short, we really enjoyed our stay.
