This was our second stay at Brook Marston Farm Hotel. The peaceful surroundings makes your stay relaxing. Staff are friendly, very helpful and go the extra mile for you. Rooms are comfortable, spacious and clean. Dining in is a must, meals are excellent, especially the Lamb dinner. Will definitely be booking again soon.

We checked in for a four night stay and were assigned room 11. It’s very very ‘tired’. Shower had no water pressure and was as good as inoperable since we had to wrap our hands in towels to grip and turn the mechanism. Cold water tap in the sink was missing its top. The TV did not work and the back was missing to the remote with corroded batteries inside. The bed was not the most comfortable! We asked to have a new room and were assigned room 8. The bathroom had been updated although we didn’t always get a bath mat which made stepping in and out of the bathtub shower slippery and a little dangerous on the tile floor. The TV did work. Sadly, the bed mattress was as good as flat with zero support and the tips of springs and coils poking through. We nicknamed this the ‘horsehair’ mattress. Overall: The staff were helpful and accommodating. Parking is easy and plentiful. The hotel is down a long lane with not-the-best signage. This could be a BEAUTIFUL property since it’s secluded and the building and grounds are lovely. However, the rooms we were assigned had a very tired feel to them. It’s a property that could be amazing with a little investment and if the old and tired rooms were updated and not assigned to guests.

Check in wasn’t a great experience. It was extremely noisy and we couldn’t sleep until early hours. Both mirrors were very dirty. The breakfast was the biggest disappointment. The portions were minimal and not presentable at all!
We liked the rural location for the quiet, but it was only a few mins from the M42 so convenient for driving around Midlands. Staff were very friendly and helpful. Half Board Dining was very nice for breakfast and evening meal, with a good food selection.
We didn't like the stairway to rooms 20-25 as this was quite steep and the stairs narrow; not good if you have mobility issues or if you have large suitcases. Courtyard with steps a bit tricky and uneven entrance to restaurant could be a trip hazard. We would go again, but with ground floor accommodation.

Quite nice setting in countryside but close to motorway so a bit noisy. Staff helpful and friendly.
Run down and tired, sink dripped all night, tv didn't work had to go top reception for batteries for remote still didn;t work. ROOM 11 WAS FREEZING, despite radiator being on, probably due to single pain glass. Give it a miss unless you have to go there.
Lovely young lady checked me in and let me into the room early. The room was freezing cold there was only a tiny old fashioned heater in completely the wrong place. Bed was freezing too, I used the towels as extra blankets. The hot water tap in the bathroom sink did not work…not even a dribble. I could not use the shower in bath as I am slightly disabled. I boiled a kettle of water to fill the sink to wash. I did not complain as I was just there for one night. Did not eat there as the rest of the building was cold also. A pretty courtyard is there and the place might be acceptable in the summer, but in the cold months avoid like the plague.

Unfortunately my stay wasn't the best. Checking in was no issue. Friendly nice staff. But that's the best part over. The room smelt fusty, facility in room poor, comfort no existent, bathroom door broken, shower was a trickle so unpleasant. I understand the hotel was an old building but it was just tired. The room was that clean and there was even a toe nail clipping on the floor.
Food wasn't any better. Had an even meal in the hotel and if you like frozen food it's perfect otherwise not so good.

Staff helpful and friendly. We ate in the restaurant, no frills, food was good. Country hotel, easy access to local motorways. Definitely need a car. No USB points in our room.
The place gave me the impression it was very tired and in need of investment...
Corridors very cold...bar unattended....over priced meal...poor quality breakfast ...room dated .....walls dirty and marked....bathroom smelt badly of urine... toilet bowl broken and repaired with mastick....taps constantly dripping ....threadbare lampshade ....sleep broken due to constant drone of traffic on nearby M42.....general smell of damp throughout masked with airfreshner...would say i wont be back but by the looks of it ....the place is tettering on closure ...shame really as staff did appear to care and the grounds were generally in good order....a typical example of a little effort and investment would go a long long way
Lovey old building, very pretty courtyard and wonderful lock nearby. Bit scary fire alarm going off at 6 and 8 am . So not the best sleep. Other than that abery enjoyable stay
