Summary
* IDs, a $500 Security Deposit Hold, and a signed Rental Agreement are required to complete your booking.
* Must be 25+ years old.
* Guest will receive a link and must provide the required information within 48 hours of booking to maintain their booking.
* No Smoking / No Parties, Events, or Media Production / No Pets, Service Animals, or Emotional Support Animals due to shared foyer.
* 7 Persons Maximum Occupancy, 7 Persons Maximum per Booking, No Unregistered Visitors. See Occupancy Policy.
* Guests 5–7 are subject to an Additional Guest Fee.
* Construction noise expected 8a-5p Mon-Sat. Price reduced accordingly, see below.
* Additional cleanings are required for longer stays.
Additional Information is required to complete your booking.
IDs, a credit card Security Deposit hold, and a signed Rental Agreement are required to complete your booking. You must provide these items via an Owner-provided URL within 48 hours of making the initial booking in order to maintain your booking. This applies to “Instant Bookings” that may appear to be complete on sites like Airbnb.

IDs required.
The primary renter must complete the booking platform’s Verified ID process. In addition, due to local compliance requirements, all adult members of the booking party must provide the Owner with a copy of their valid and unexpired government ID prior to the day of check-in. This is separate from the booking platform’s Verified ID program. IDs must be clear with everything visible and nothing blocked out. Check-in will not be permitted without required IDs.
Additional Guest Fee.
Treetop Hideaway accommodates up to 7 people maximum per booking, with a base rate that includes up to four people. Guests 5–7 are charged an Additional Guest Fee of $25 per night per guest, as of 2.28.26. Additional Guest Fees are applied to all booked nights and are not prorated. Infants are counted as guests, which may be different from how a booking platform counts infants. Reservation changes that add guests are subject to Additional Guest Fees.
Occupancy.
Access to the property is exclusively for individuals who are pre-disclosed at the time of booking. All persons who will be on-site, including children and infants, are counted in the booking party whether they visit briefly or spend the night. A maximum total of seven people may be included in a booking. Visitors are not permitted without prior written approval from the Host. Each undisclosed visitor will cost $100 times the total booked nights. Outdoor video is reviewed to confirm the total number of people on-site.
Noise – Quiet Hours.
Quiet hours are 10pm – 8am. Treetop Hideaway is part of a historic triplex with residents below this unit. Avoid making loud sounds and please be especially aware as you enter and exit. Also, be mindful of infants in your group who may not sleep through the night.
Noise – Next Door Construction.
Next door construction is expected 8am–5pm Monday through Saturday starting 10/1/25. You understand you may hear some construction sounds. You agree the price reflects a construction noise discount.
Security Deposit.
A $500.00 hold will be automatically reserved as a Security Deposit on your credit card by the Owner’s credit card processing company 3 days prior to your arrival date. For Airbnb bookings, you agree to provide the Owner with a valid credit card for the Security Deposit via an Owner-provided URL. For direct and platform bookings other than Airbnb, the credit card of the last successful payment will be used. If there are no successful credit card payments, you agree to send $500.00 to the Owner to satisfy the Security Deposit and maintain your booking.
Self Check-in & Check-out.
Self-check-in will be available starting at 4pm on the first day of the reservation. Check-in instructions will be sent approximately two days before your arrival date, assuming all requirements have been met, including signing this Agreement and the Security Deposit credit card hold. If you’re arriving after 10pm, be mindful of quiet hours. Check-out is by 10am on the last day of the reservation. Cleaners will be there promptly at 10am.
Inform the Owner Promptly.
Promptly inform the Owner of any concerns or issues upon arrival and during your stay.
Cancellation.
Airbnb reservation cancellations will be processed according to the in-effect Airbnb cancellation policy for the reservation. For all other reservations, the cancellation refund policy is as follows:
Guest receives 100.00% if cancellation occurs at least 30 days before arrival; Guest receives 50.00% if cancellation occurs at least 7 days before arrival; No refunds within 7 days of arrival. Per California law, bookings that start in more than three days from the time of booking may be cancelled within 24 hours of booking at no charge.
All processing, administrative, and credit card fees are non-refundable.
No Smoking or Vaping.
Smoking or vaping is not allowed anywhere on the premises, inside or outside. Please go to the sidewalk.
No Events or Content Production.
You will not have any gatherings, parties, or events. Further, no entertainment or production is allowed—for example, live music, filming, web, photo, and video shoots, etc. Only personal, non-commercial photography or video with a single consumer-grade camera, and no additional equipment or accessories (i.e. lighting, rigging), is allowed. You agree to disclose your plans to the Hosts at the time of booking. In the event of an unauthorized gathering, party, or entertainment/production event on-site, you agree to pay, in addition to any damages, a penalty equivalent to 4 times the nightly rate in effect at the time, for each night in the booked stay.
No Pets, Service, or Emotional Support Animals Allowed.
We regret that service and emotional support animals cannot be accommodated due to possible shared-space health and safety concerns of the triplex’s full-time residents.
Not Baby-Proofed.
Treetop Hideaway is not baby-proofed and is not suitable for infants.
Keeping the Place Clean.
During your stay, wash dishes, clean spills, and do not let trash pile up. Unusual cleaning needs may result in additional cleaning charges.
Conservation and Security.
Turn off lights and appliances before leaving and lock up the unit when you’re not home. Keep water consumption to a reasonable minimum. Southern California is in a drought.
Additional Cleaning for Longer Stays.
Additional cleanings are required for stays longer than 13 nights as follows:
14–20 nights — 1 additional cleaning
21–28 nights — 2 additional cleanings
Additional cleanings, if required, will be billed at cost ($300 as of June 2023). If applicable and not automatically calculated in the initial booking, you agree to pay any Additional Cleaning Fees prior to check-in. Cleanings take approximately four hours and will be scheduled at a mutually convenient time, typically 10am–2pm.
Private Space.
You agree not to enter the neighbors’ areas, including their outdoor patio areas as shown on the check-in instructions map.
Payments and Refunds for Bookings.
For bookings through Airbnb, payments and refunds will be made through Airbnb.
For direct bookings and booking channels other than Airbnb, payment of 50% of the total booking amount, including applicable tax, will be taken by Owner’s credit card processing company at the time of booking. An automatic payment for the remaining balance using the provided credit card will be scheduled for 30 days prior to the arrival date.
