Beautiful and friendly

The Attwater is a beautiful boutique B&B in downtown Newport. Check in was easy and friendly. We got upgraded to the king suite which had 2 large rooms and a decent sized bathroom. Everything is clean and bright colors. A teapot and coffee are out all day which is a nice touch. Breakfast was a wonderful array of tapas style offerings. I would stay here again!

The Attwater is a beautiful Inn. We found it to be a nice blend of nautical charm and comfort. The bed was comfortable. We did have some trouble with hot water at the bathroom sink. Not sure why but it was just luke warm. We did pay for an upgrade to the urban beach house and it was nice; however, my husband is 6'7" and he couldn't take a shower. If we had stayed more than two nights it would have been an issue. Staff should pay attention to these things at check in. The room had a slanted ceiling on the top floor and the pitch in the shower was impossible for him to stand up in. Overall a good stay and nice people.

This property was adorable, well kept and clean. We were upgraded for free upon our arrival to a king suite and it was perfect!! Peter was wonderful and filled with so much knowledge and personality. The area was perfect for walking to get something to eat, explore and central to the fun things Newport offers. The burgers and drinks at Joes were phenomenal, pasta beach was yummy (both gluten free friendly) and the breakfast at Attwater was so different and perfect. Very healthy!!!

A Great Place to Stay!

We had an excellent stay in the Lark suite and the host Peter was super helpful! The room was incredibly clean, the hotel is in a great location and the daily breakfast with pastries, frittatas, and smoothies was such a nice treat! Will definitely be back.

Wonderful little hotel in Newport for couples geta

We were in Newport for a show and decided to book this hotel. It was BEAUTIFUL. A cozy hotel with only a few rooms (Maybe 10-20?) but so beautifully decorated. The room was comfortable and extremely clean. The manger was so welcoming and personable. The breakfast the next morning was made up of a bunch of small but delicious options including a frittata, fruit smoothies in little shot glasses, overnight oats etc.... We would absolutely stay here again

We had a great stay at the Attwater. Peter in reception was so helpful and friendly. The area is very walkable, right off of Bellevue and just a half mile to Thames Street. Plenty of restaurants and just a short drive to the Cliff Walk and the Newport mansions.

Absolutely Amazing

I recently stayed here with my bf, and it was an incredible experience from start to finish. The Attwater itself is absolutely beautiful. We stayed at the Lark room and it was immaculate—spotlessly clean and so thoughtfully designed. The bed was comfortable, ensuring restful nights, and the room itself was spacious and airy. I loved the nice lighting throughout, which created a relaxing atmosphere, and the fireplace was beautiful. The bathroom was equally impressive, featuring double sinks and a nice bathtub. A large closet and refrigerator for added convenience. The staff truly stood out—friendly, and attentive. Shout out to Peter who truly made my stay enjoyable. Breakfast was a highlight each morning, feeling homemade, healthy, and absolutely delicious. From fresh fruits to warm pastries. Plus, the availability of an ice maker, coffee, and tea anytime was a lovely touch. The location was another bonus. Situated within walkable distance to shops and restaurants. Overall, the Attwater provided a seamless blend of comfort, convenience, and hospitality. I can’t wait to return and highly recommend it to anyone looking for a memorable stay!

Great place with modern-beach vibes in a historic building. 1 min walk to Tennis Hall of Fame. The only small negative-too hot at night, had some difficulty regulating room temp.

We liked that it was an easy walk to restaurants, shops, the Cliff Walk and mansions. It is located on a quiet side street and there was parking available. It is clean and thoughtfully decorated. The gentleman who checked us in was very friendly and helpful. We booked a cozy looking room that had a fireplace. We arrived early, but were in no rush and were told we would get a text when the room was ready. We did not get a text and had to go back to check. We were told we had been “upgraded” to a queen suite. It was not in the same building and did not have a fireplace. It was comfortable enough, but not what we had booked. Breakfast was a bit strange and not very good, so we did not go the second morning.
