Preface: I know it's Asbury Park in the summer, things need to turn over quickly, the hotel makes probably 75% of its revenue in a few months, etc. But even all that said, just MEH. Our room was $600. It was on the 2nd floor looking out at the guts of the HVAC system on the roof. It was beat down--everything in it was tired, drink ring stains like Venn diagrams all over every surface. When we checked in at 5pm, there was a massive pile of dirty linens across from our door--like 5 trash bags of them spilling out--when we got back from dinner at 7, still there! No coffee maker in the room, 2 towels... I didn't expect concierge service, but for $600 I expected a smidge more. The good stuff: - The people that worked there were all warm and when we called about the pile of linens still being there later, they came and got them. Peak season, and they were doing their best. - Bed was comfortable, linens were clean - Short walk to the beach/boardwalk and all that

I made this reservation a month ago. I got here at 6 pm. Checked in to find parking cost 90.00 extra!!! and then they put us on the 4th floor - all I heard was barking - it was the pet floor. Room was tiny - strange odd room too small for the king room I booked even thought there was a king bed crammed in to it with a view of the AC UNIT and gravel roof- went down to the lobby and complained - moved us to a bigger room still on 4th floor - not was much barking -and was told sorry….there was nothing more they could do! - oh they took the 25- resort fee off ( big deal!) never again! Place is going down! 300.00 a night and treated like a dog!

Rooms need updating and the digital streaming services on the TV didn’t work and could not be fixed per the front desk. Also, the pool badly needs updating/renovation. The water view was lovely, and hotel service was very good.
